I've been renting around Manchester for nearly 10 years now, and have never gone with Reeds Rains due to the, what I thought were, high fees. I've rented with a number of agents across Manchester, having a few bumps along the way (one tried to charge £100 for cleaning a finger print from a glass table!!) but mostly okay.
For me, the worse part has always been the process of moving in. With RR this has actually been a very painless process. They had literally everything covered. The tenancy agreement is very extensive as to protect both tenant and landlord, as was the inventory and the numerous pictures that they provided too. The one thing that really sold it for me was that they had even gone out of their way to print a copy of tenancy rights that are provided online. Yes, I could just access this information myself but that really sent the message that they cared about their tenants too. I've noticed that a lot of agents tend to benefit the landlord whereas RR appeared to be very neutral. I can honestly say that I understand why RR have "high" fees because the money is actually going towards helping the tenant too.
Carol was the one who dealt with my case, and also provided me with her business card for in the event of any problems arising.
I've tagged Andrew too because when I was in the office he realised he had some sweets on his desk and was offering them around the office and offered them to me as well!
Comment on agent fees
Before renting with RR I would have said they were high, but seeing how much they do I now understand why.
