Totally incompetent. I had a property to let out in Bromley, I decided to use ADM's ‘full management service' (management used in the loosest of terms) which turned out to be a huge regret. I had no end of problems with bad tenants (obviously references were not checked), very poor management of repairs, appalling communication etc…
The staff turnover at ADM was incredible, I must have had at least six different property managers in a two year period, out of that only one person was decent, the rest – utterly uselless.
As an example, they let one set of tenants leave who had not paid the last month's rent, another tenant left taking half of the contents of the kitchen (it was a furnished flat) and also allowed another set of tenants to have a big dog when no pets were allowed. ADM completely missed this, I found pictures of said dog sprawled all over the white sofa which came with the furnished flat on Facebook! If I could find out they had a dog that easily all the way from living in Asia, how did they miss it if they were inspecting the property as they claimed?
There were also a few issues such as kitchen flood, it took ADM over four working days to get the issue looked at by workmen and resolved – my tenants were suitably unimpressed as you can imagine.
Separately, another set of tenants had a list of small repairs that they wanted looking at, they gave this list to ADM several times but ADM did nothing, I knew nothing about this until I received a letter from Bromley Council informing me and telling in pretty stern words that the repairs must be resolved in ‘x' amount of time or I would be in court and face fines!!! I lived half way around the world at this time, I paid ADM to manage this kind of thing for me, in fact, they should have had the flat in good working order and not even let a list build up.
The worst was to come when eventually decided to sell the property, stupidly I thought I'd use ADM (massive error) as it might be easier to use the same agent.
They arranged several open days and we had dozens of people through – no offers – which I thought was strange as it was a beautiful period property. After months of this, I decided to use another agent as well and have both working on the marketing. As soon as ADM found out about this they got extremely hostile, they told me is an extremely rude manner that I could use ADM only or nothing, in other words they weren't willing to share the marketing with another agent. When the other agent went to ADMs office to collect a spare set of keys, the ADM agent told them you will never sell that place, it's got serious structural issues' which was completely untrue!
That was the final straw - I told ADM their services were no longer required and I decided to use a fantastic agent (Orange Square) instead after being recommended by a friend. When the agent went into the property for an initial look around , he told me that the place had clearly not been looked after by past tenants at all, the whole place needed redecorating, things had been damaged and pulled off the walls etc… How could ADM not tell me this and allow tenants to check out leaving the place in a state and THEN try and sell it looking like that?! It absolutely beggars belief
