Chase Evans are terrible. At first you will feel that they are inept, but I genuinely feel that they know exactly what they are doing in an attempt to rip you off, and over charge you at any possible time.
Moving in was a joke. It caused multiple problems and much hassle. So okay, I just get the impression that the agent was was useless, but then when deciding to move out, it is at this point when Chase Evans are at the immoral, unethical best. You can honestly forget about getting your full deposit back. It's common belief that when leaving a tenancy, any damages to the property come out of you deposit; fair enough. However, I didn't realize that a scratched light switch cost 50 pounds. You have to pay for the check out, which I don't understand. Surely they need to check the quality of their property, why is it down to the leaving tenant? They also require the property to be professionally cleaned, which is really just unnecessary. And again, if the property is left in good condition, why should the tenant have to pay for that? Is it not down to Chase Evans to make the place match their "high" standards in order to be able to let it out again? Apparently not. The most unfair of these examples in my eyes is the replacement of light bulbs. Now okay, if a light bulb to a lamp goes out, I am expected to replace it. I found this a bit unfair since I wouldn't break a bulb, they just eventually stop working as is the case with all light bulbs. But since they don't cost very much, fine. However, for a light which is built into the ceiling, blows out, how exactly am I supposed to replace that? Chase Evans idea is to take 50 pounds out of your deposit. Exactly how is it your fault when a light bulb stops working? Is it not down to them to repair such faults so as to retain a property that someone would want to live in? It is just really hard to figure out exactly where they stand when considering who the property belongs to? The short answer is, that they will change their attitude however it financially suits them. They also having this habit of obviously making up a random charge for something (eg. A scratch on the floor), which will cost you 45 pounds. Exactly how did they get this figure. Oh and secondly, that is excluding VAT. Surely this is not a legal practice. Surely it is not right to charge someone, probably in the region of quadruple the amount of money that it costs, to "REPAIR" something then just whack VAT on top. And you really wonder whether this money not they will take off you will actually go to fixing anything. It really wouldn't surprise me, if they gave it a second cleaning, and any "marks,scratches" were just left to be.
In short, the property was left spotless, and yet Chase Evans want 600 pounds back. I mean come on, 600 pounds. It is beyond being cheeky and so ridiculous, that one can only believe that they know that they are trying to get money unfairly from you.
DO NOT EVER USE CHASE EVANS. It is of absolutely no surprise for me to see that near enough every comment on here, other than one obviously fake comment which is telling you to ignore all the rubbish that you read here (come on, that's like listening to a lying child who hasn't leaned the art of subtlety yet), has had pretty much the same experience when dealing with them.

Don't use them, you will only lose money.
