We were looking for a two bedroom house and Michael was brilliant in showing a number of options that fulfilled our criteria. He even proposed a couple of options which we initially had ruled out - one of which we ended up putting in an offer on and which was subsequently accepted.

Subsequent to this, we had a number of bumps in the road. We put our offer in with an agreement in principal in place, however as part of Banard Marcus policy we had to met with their mortgage broker to determine if we could afford the mortgage! During the meeting it became apparent they could not match our offer. Subsequent to completing we were then pestered by a marketing company, that Barnard Marcus passed on our details to. This made us realize that the meeting with the mortgage broker was also aligned to gaining a commission fee.

Some what indescribably since exchanging and subsequently completing, we have had calls from Barnard Marcus offering to show us other properties!

Whilst Michael was excellent, and undoubtedly worked hard on ensuring the sale progressed and it did so in very quick time, we feel he was let down by other company policies.

They have a grading system which I find odd. Most agents take a previously-agreed percentage of the sale price. Barnard Marcus have this option but prefer a fixed fee option, which is fine if the final offer is an expected one but not if the offer is lower. Also, in the best traditions of estate agents, when they quote their fees, the omit to mention VAT which invariably pushes up the fees. In my case, VAT was mentioned at the outset but even so, I found their fees higher compared to other agents. That said, they did go all out to find me a buyer, including involving other branches within the borough, and once found, to progress to completion so I felt that they had earned their money.
