Went to see a property in Barking. Agent arrived 20 minutes late. Saw one place that was in a real dirty mess. Ok, not the agents fault, but I would wonder how these people rent these places if the check are so rigourous for tenants. Saw the second place. Much better but I felt uncomfortable the way the agent just let us into the property implying that they have TOLD the tenants that they are showing people this week so whether the tenants agree or not it doesn't matter and we are going in. I felt uncomfortable in there in that the tenants could come back and find us two in their flat. Ok, I could pleed ignorance but come on! Get permission first or if youa re unsure then phone the tanants on their mobile. Very uncomfortable. So they would just do the same to me on my move out, yea!!! Be going into my rented flat without permission.
I will be clear - this agency seems to see these properties are their personal flats that they let and re-let. So if you are moving out they expect to TELL YOU that they are coming to show new tenants and there is nothing you can do about it. THEY WILL LET THEMSELVES IN. But I guarnatee you, if I were living there then there would be somthing I could do about it mate! I would either change the locks or be waiting for you to enter without permission and have you arressted.
If you use these agents then CHANGE THE LOCKS and DON'T LET THEM BULLY YOU.
They will try - they have attitude and a chip on their shoulder. I have met more than one agent from here - horrible people! The first agent on the phone didn't call me back and then when this second agent I arranged the appointment with, the first one got all "tetchy" and sent me a nasty-ish text. Bad customer service.
I had even been in their shop last year. A tip for the agents - by LAW you cannot price things excluding VAT and then add VAT on top. I know you think you can - but you really cannot. TRADING STANDARDS will have you and I will be informing them about you. A friend of mine owned a garage and did this innocently thinking it is ok because bill often split out the VAT. Yes, you can split out the VAT from the bottom line price, but you CANNOT give a price and add VAT on top. This is what they do. They say £250 plus VAT as the fee. You cannot get away with this in the UK. In the USA it is fine but not here matey!
I will let trading standard know next week and let them follow it up.
Awful agency - feels like you are dealing with users rather than people who will help you get a property and a good deal.
I will avoid them - but please make your own decision. You may like them! :-)
