Property links as a business comes across as poorly run and organised. The people are all very nice, polite and courteous however. Communication or lack of has been the biggest problem.
I've worked in customer facing jobs my whole life and know reliablwle communication can make or break a deal. Initially when I viewed the flat it was unoccupied and had had a water leak in the lounge bay window (Victorian property) which I was assured was fixed. I agreed to take the flat on the basis it was redecorated before I moved in. We arranged a date 6 weeks before I wanted to move in. The redecoration was not sorted and I was given no reason as to why. It took them a further 3 months to redecorate. Likewise, as someone else has said the property was filthy. The bathroom was grubby, the extractor hood and kitchen wall tiles sticky and skirting boards dusty. I reported it by phone after I had pucked my keys up and they asked me to send photos and assured me their hired cleaning team had been in to clean. I eventually phoned again at 5pm (having picked the keys up at 10am) to be told I could have a cleaning team come in the next day but I declined as I had one day to move in and boxes and furniture were everywhere. I highlighted it was too little too late.
The communication issue was apparent throughout, where I had problems with the same leak in the roof. The leak was not their fault I admit and they have no control over nature. But I never got through to anyone on their designated out of hours emergency number. Likewise I was never told when it was fixed, what caused it or if they would be arranging redecoration again. I learnt from the neighbour upstairs that pigeons had created a hole causing the leak which had been sorted.
Some important stuff like a faulty smoke detector system, was not sorted despite reporting it 3 times with no action. They did however give reasonable notice each time for an inspection of the flat which I was greatful for.
It all sounds trivial, but it is not a customers job to have to keep chasing their letting agency for repairs and answers. They now have lots more staff and communication from moving out was just as poor. I was emailed incorrect procedures and dates leaving me once again to contact them to confirm the plans. I heard nothing within 3 days of my final inspection so I had to ring again.
Some issues were sorted quickly, major ones such as the leak were not. If I hadn't have liked the flat so much I would have chosen someone else.
Comment on agent fees
Fairly expensive but they all appear to be.
