DO NOT RENT FROM BEN PROPERTY. All great until you go to leave! Then try and take the majority of your deposit from you. Saying very patronising things as if I wasn’t able to understand what I was being told when I understood fully however, they just didn’t have my back. Been told from the start that they would always put the tenant first…. Which they did… until the end when getting my deposit back. They were very very petty when it came to the end and cleaning the flat. They were very very unprofessional and 100% did not have the tenants best interests at heart. Only care about getting money out the tenant.

They were ok until you try to leave.... trying to get your deposit is a farse.... "We always allow up to a month from leaving for finalising a deposit" ... which actually took 6 weeks and had several deductions I didn't agree with... don't use them would be my advice

Ben Property managed my house when I worked down south for a year from Jun 2017 to Jun 2018.
They leased the property within a day of it going on the market at an excellent rent. They coordinated all the work required to get it ready to let.
During the tenancy, they responded to any tenant issues promptly. The move out by the tenants and my move in, again was seamless and having witnessed how little most Property Mangement companies do when I leased a house in England for the year, I would highly recommend Ben Property .

They leased the property within a day of it going on the market at an excellent rent. They coordinated all the work required to get it ready to let.

This has to be the worst lettings agency ever in the UK. I was booked in for a viewing 5pm today (13th august 2015) at a property located at ferry gait crescent. I got to the property at exactly 5pm. There was no agent outside/around so I called their office to find out what was going on. I was told the guy was already in the flat and I should press the buzzer.
I did just that only to realise that the central door leading to the block was open. I walked up the stairs and I had not even reached the vacant flat only to be accosted by the agent on the stairway telling me that the flat had been taken and was no longer available for viewing. To add salt to injury, he wasn't even apologetic or sober or sorry. To say I was angry and livid is an understatement.
As a professional working in the financial services sector and with a background in real estate, I have never in my life seen such level of unprofessionalism. The rude agent even went further by telling me that he has also been in my shoes in the past as a foreigner in this country. Seriously??? I felt really insulted.
I had come all the way down from buckstone, fairmilehead only to be treated by a letting agent like I was some piece of scum. I have had a few viewing in Edinburgh and I have never experienced such disgusting behaviour.
Why should Ben Property book viewings with multiple prospective tenants since they know fully well that they are giving out the property on 'first come first serve' basis without taking applications, carrying out credit/reference checks or due diligence on prospective tenants? Ben property I repeat is the worst letting agent ever!!!

I used Ben Property as a tenant until September 2014, and I can't help but recommend them. The only reason I had to change is because I needed a bigger place, and they did not have anything that suited my needs.
When I contacted them regarding issues with appliances, I always had someone to visit the flat and make repairs the following day (which is very welcome when the boiler breaks down in the middle of the winter!).
When leaving the property, beware that the checks are very thorough (which is why I have recommended them to a friend who is looking forward to rent his property in the future), but what they ask for supplemental cleaning and damages to the property is reasonable.

Completely let down. Sorry to say that after finding a new flat and paying holding fee, people were still able to get viewings. Completely let down. Sorry to say that after finding a new flat and paying holding fee, people were still able to get viewings. Leaving me only 2 weeks to find alternative housing for myself and 8 month old son. This could have been avoided had they informed me sooner. The move in date would have arrived and we'd have no where to live.
