One Word - Useless.
Issue One
We rented a property for a year. We extended it for a year. A week before the the first year ended we were told that the decision had been changed and we had 10 days to move out and find somewhere else to live. After a lot of hassle we managed to get a 2 month extension to allow us to find somewhere else to live.
Issue Two
During our whole time there, we had a lot of problems with the house as it was a bit old and decrepit (the rent was cheap due to this, and we were expecting the odd issue) however whenever we experienced any issue with the house - constant leaks, broken taps, electrical problems - it always took weeks of constant nagging to get anything sorted. If we went into the branch we were only told to send an e-mail. All e-mails we sent were ignored completely until we had sent about 5 emails to them and phoned to chase them up - I will reiterate that this was every time we had an issue, not just once or twice.
Issue Three
The biggest problem we had in the end was a mouse problem. Despite constant emails it was refused to be sorted out as the house had gone 'over budget' for the year (this is also the reason they decided to terminate our extension with a weeks notice) so in the last 3 months living in the property, it was infested with mice. It was obvious that this was a problem the previous year as there were poor attempts at covering up previous holes. There was an average of 2 mouse holes in almost every room, we had food that was being nibbled, and the carpets were completely chewed up in the corners of most rooms, yet we were still forced to live in these conditions, and received no compensation for it. Full rent was still charged. This was on top of many other issues (broken window, rats in the garage, broken tap) that were refused attention in this period.
The only progress we ever made was when I managed to get a manager on the phone, explained our situation, and they came round with a camera and viewed the state of the property. They were appreciative of our situation and saw the unacceptable standards that we were living in, despite being very clean tenants, however still, nothing was done about any of the problems before we moved out, and we were still charged full rent price despite living in horrific conditions.
Issue Four
I am still having problems with them today even after we moved out. I have been trying to get some information from them for over a week now and have still received no reply from them. After chasing again I finally get a very simple reply that could have been given when I originally asked.
In summary, they are an absolute chore to deal with and are completely useless when it comes to sorting any problems out, and have horrific communication skills.
I would imagine they they would be a fine estate agent to deal with if you never needed to contact them, but for us they were a nightmare and will never go through them again, and certainly wouldn't recommend them to anyone - at least not this branch.
What agent could do to change your mind?
I think the property was fairly priced, as it was cheap rent due to the poor condition of the property, however, there were a few occasions where for weeks where we had leaks coming through the ceiling from the bath and toilet in multiple rooms, and obviously the last 3 months with the mouse infestation where full rent definitely should not have been paid due to the length it took to sort out the issue. A house with no mice or leaks is not worth the same as a house with mice and leaks.
