I don't know what the Romans experience is like as a tenant but from a landlord's point of view, it is dismal, especially given the high fees they charge. If you live in the area, I would recommend managing it yourself; everything will be done quicker, and you will spend less time on the phone. My principle complaints are that they are terrible at communicating with the landlord, or even each other, and that they do not provide adequate instruction or supervision for their subcontractors. We paid a significant sum for some works to be carried out, and Romans assured as that they had checked the work. When the tenant (quite rightly) complained the work hadn't been done, Romans asked me to sort it out. I asked them to contact the contractor; they told me they had and that the work had been completed. When the tenant complained again that it hadn't been done, again they asked me to sort it out. We eventually resolved it, but Romans are apparently incapable of checking their files or talking to each other, and don't seem to really understand the role of a letting agent. It took a long time to let the property, initially because it needed work, and then because between their high staff turnover (I assume), large numbers of people, and poor organisation, nobody was dealing with it. Eventually somebody returned my phone call with "Hi, I am dealing with your property. Please could you let me know what is going on?" Not what you want to hear after dealing with them for two months. I have several properties managed by different agents. In most cases, I deal with the same one or two people all the time, and I can expect a response to a phone call or e-mail within 1 business day. With Romans, who are the most expensive by a wide margin, I have dealt with 5-6 people in the last few weeks, and it takes about a week to get any sort of response. At time of writing, I am also waiting for Romans to send through the first month's rent. I expect this is teething problems related to the large amount of work done (there might not even be rent due to me), but I have been waiting for a week for the answer and/or a statement. Now that I have a tenant in place, I will stay with Romans until the end of the tenancy, but not beyond that. I would recommend you avoid them.

We liked a property and put our offer below the asking price as the property needed renovation .. we had our holiday booked so we left for 10 days .. the manager kept calling us and pestering us throughout to raise our offer and we were in a different frame of mind so asked him to give us time to think and if the property is still available, would come back and rethink our offer..a day after we came back, we got busy with our kids a level results and completely forgot to call the agent and this person called up angrily and was so rude over phone and just went on saying that you are not serious and much more.. we told him that if we could see the property again with kids as it’s a big decision and would like one more viewing and he replied- are your kids going to buy the house ?? What decision can they make and one more viewing is not possible, just raise the offer.. we still maintained our calm and told him to give us a days time and he said in a very rude tone to never call back .. is there a way to make a formal complaint against him.. this was very disappointing and unprofessional on his part to not understand & literally force us into making such a big decision..

Left many voice mail never got response. Been trying to buy a property for months and have always been disappointed with the way they handle the situation. Always having to wait for weeks before any updates or help required.
Having to look for other property just because of their delays.

I have rented a property from Romans Estate Agents from February 2017 till October 2017.
I had just moved from Holland, found myself a permanent job, but still had to pay 5 months upfront, as was new in the country.
So I did use all my savings to pay this, in order to have a roof above my head.
I had to pay 5 months upfront £4250 ( 5x£850) plus £1275 held for deposit, so £5,525 in total.
On October 24th I moved out.
As recommend by my property manager Michael Martin, I had a professional cleaning, because the previous tenants did this, so I also had to do this.
the receipt was send to Michael Martin my property manager, so he could see that all was taken care off.
Few days later I received the check out inventory and all was perfect, except for a few scratches.
( I was ok with this, as this accidently happened, so I knew I would be charged for this , so was completely happy with the inventory)
I asked for the list of damages from Michael Martin, just for my own administration.
On this was listed £30 for the scratches, which i fully agree with, but to my surprise i saw that Romans also charged £45 for late payments fees for August and September.
I immediately contacted my property manager and send the bank statements , which show that i had paid the rent plus fees already.
I received that same day a call from my property manager, that he would call the financial department about this, as he could see that i had paid.
He would call me back that day
Well this was since 17th of November and i have never heard again from Mr. Michael Martin my property manager.
I have been calling and emailing ever since but no response.
Meanwhile it is already 2th of December, it's over a month that i am waiting on my deposit and the agency plus my property manager Michael Martin, don't even have the decency to get back at me about what is mines.
I am very disappointed, how the Government allows Agencies to keep your money like this and do whatever and however they wish with it.
Agencies and property managers forget, that when you move out, you need a new roof above your head, so really need that money.
To think that i am chasing people for My Money is just unacceptable.
Never again i will recommend Romans and will be taking further steps against my Property manager Michael Martin as this is just very disrespectful, nobody should be treated like this.
So this is the world we live in, a world where you have to beg to get your own money back and people like your property manager decides to ignore all forms of contacted to , sabotage any progress.
Meanwhile i am staying at friends , as i have not received my deposit, so do not have money to find a new apartment.
Thank you very much Romans and especially Michael Martin my property manager !

This is the poorest service we never had, read all these comment, be careful when you use them. Romans is the absolute worst letting agent I ever had the misfortune in renting from. Not only are they hideously expensive with extortionate fees for every little thing, they are incredibly unprofessional and do not care for neither tenants nor landlords as long as there is money to be made. We had to wait months for crucial repairs to be done to the electrics in the house, access was granted to 3rd parties to our house without our consent or knowledge, a live exposed wire was left in the boiler cupboard (and missed in their so-called safety inspections) which could have killed us, during viewings the agents just let themselves in without even knocking and the list goes on. Throughout this whole ordeal the romans staff was ignorant at best to our complaints. I'd strongly recommend staying away from them.

As a landlord Romans are the worst I have every had to deal with. They do not care about the landlord or the tenants and only seem interested in how much money they can get out of you. Their communication is terrible, I felt I was always chasing them, they rarely follow up, and they certainly do not take ownership of issues and tend to blame other departments for their failings, so you end up going round in circles with no answers. I would not recommend Romans, look elsewhere first.

Romans are the worst agents in Reading to deal with. They not only charge the highest amount of fees for properties, but also the maintenance service sis abysmal. I lived in a property in Kennet Island without a boiler for 4 months and they did nothing about it. During the check-out, even after I got a professional cleaning done, they charged me GBP 250 saying the cleaning was not up to the mark. I heard from some of my other friends as well that Romans are very landlord friendly and they extract money from tenants during the check-out.

Worst lettings service I've ever received. 'Andrew frost' or something they never say the surname clearly. He promised to send a pro forma over to me 3 days ago worth �850.00.
