We took on this house from friends who lived in it before us and for some reason Aidan J Reed took this as a chance to not fulfil part of their contract. The contract clearly states that the house to be cleared off rubbish before move in but when I arrived on the 1st of July there was an entire room full of items left by the girls from the year before. I also had to request that the kitchen be cleaned as me and my housemate moved in we found all the shelves and oven to be disgusting and we refused to unpack until they were professionally cleaned, a courtesy promised by Aidan j reed.
The company had stated that they would be changing the carpets for the past two years due to their state having had lots spilt on them and staining it. Following the end of our contract they then tried to claim that they would be taking money from our deposit to pay for new carpets, that they should have replaced before we even got there.
Whenever things broke in the house, the washing machine and oven broke down several times along with a leak In the ceiling in the front room very close to the TV and lighting fixtures, we informed Aidan j reed but they needed permission from the landlord but then I had to chase them up weeks later for anything to eventually be completed.
All these breakages would have been noted down before we even moved in had we been provided with an inventory, breach of contract number two, we never received an inventory to complete dispite asking consistently throughout the year. So now, two months after we have moved out, they still have not returned out deposit due to them looking to replace and fix things that we didn't break but were actually already broken and in need of replacement when we were about to move in. They are claiming that things need replaced or were broken in our time there but we informed them of everything and due to the house being just over ten years old without proper upkeep or anyone taking a note or inventory, the house is in great need of repair already. The heating as another example does not work when the dial is turned down lower than 21 degrees. This has been this way since anyone can remember but is not conducive to practical living when you want to put your heating down low at Christmas to stop the pipes bursting and causing even bigger problems than you need.
I moved out on the 30th of June and I have still not received my deposit back but not just that, they'd have not refunded our utilities bills money that wasn't used throughout the year. It is now September.
They were also still charging my personal bank account for our internet until August despite me informing them that I had not been the one to set up the account, Ryan Westly had when he asked for my bank details with the proviso that 'no money will be taken, we just need someone's name for the account' yet throughout the year I was billed on a monthly basis on average £30 for sky that I then had to claim back. When I moved out and several times after the June payment had gone out I told Ian that the standing order needed cancelling as I wasn't in control from my account. Then I paid another two months.
Also for those wondering, we had a break in to this address due to the back door being faulty and not being fixed when we asked them to do it. We paid for insurance through Aidan j reed and Endsliehg but were never given a break down to the insurance cover. On the laptop being stolen we were then informed that the cover provided through Aidan j reed didn't cover laptops, phones, tablets or any electronics crucial to a student living, but of course they had forget to tell us that if we wanted those covered we would have to specify.
All in all, terrible experience in a run down, broken house, piece of crap house that nearly ruined my third year with all its problems.
What agent could do to change your mind?
Actually done their jobs and helped those who lived in their houses. The only person worthwhile was the manager Ian but the rest I don't even know what they do, every time I ever rang no one answered and yet every time I went in, all four seats were occupied so what they do on a day to day basis is anyone's guess really
Jade answered my emails with 'thanks for letting us know, we'll sort it out' but never did

The house was not worth the money, clearly it had been valued at that 4/5 years ago but without anyone up keeping or taking regular inventory of the state of the house it didn't drop to what it really was worth
