Even from the initial encounter of moving into the property was a nightmare and if it hadn't been that my friend needed a flatmate I would probably have just walked away.
The property was a two bedroom property that had been leased by my friend and her friend the previous year. As the other tenant was moving out my friend, who wished to keep the flat on for another year, asked me to move in. We thought this was would be simple as plenty of notice was given to the agency that this is what we wanted to do and it was not in breach of contract. One month down the line, however, we were still struggling to get Daniel to forward details and arrange a meeting etc which meant that my move in was delayed.
The actual signing of the documents was pretty simple and smooth so I felt a little more reassured. However, Clyde have a knack of turning up at the property unannounced and claiming that they had sent a letter or an email. Twice I had to turn them away as I had just came home from a nightshift and had no warning that they were coming.
Clyde are also quite sly when it comes to feeding back flat inspections. On one occasion they stated there was evidence of animals living in the property. We were baffled as we had never kept pets. Naturally we challenged this and they would not confirm what actually made them think we had pets. This was also another visit without warning and when we were both conveniently at work.
Clyde truly come into their own when it comes to check out. My flatmate and I had replaced everything that needed replaced and had cleaned the flat as well as we could short of knocking the place down and building it up again. The check out actually initially seemed very painless. The agent, who was quite unfriendly and seemed as if this was all a waste of her time, didn't bring up any issues and we left without any discrepancies being mentioned at the time. Two weeks later we were hit by a £200 cleaning bill. Again, we challenged them on this. They stated it was for industrial clean and also window clean. We countered that there was there is nothing in our lease that states we are responsible for industrial cleaning and in actual fact it states that window cleaning and maintenance is the landlords responsibility. They refused to actually categorize what needed cleaned and how they could justify this cost and point blanc ended all communication with us, instead referring us on to the LPS.
The last true cherry on the icing on the half baked cake that is my experience with Clyde is in the context of a broken mirror. My friend had accidentally broken a mirror during my stay in the property. Luckily there was a price tag for £20 (i think from Ikea) on the back of it, as seen by many witnesses. I replaced the mirror with one of equal value but was aware that they may still want £20 cash for replacing it as the mirror I bought wasn't very similar. I was understandably shocked when they tried to claim £300 for it as that was what the landlord claimed it was worth. I refused this and stated that I would only repay what the mirror was actually worth as per my contract. Again they claimed the mirror was worth more than ten times the price tag. When I stated that I had actually seen the price tag, as had many witnesses, they quickly became very sheepish. I informed them that if the landlord is knowingly trying to claim £300 for something that is £20 then this is fraud and will be taken very seriously. The entire charge was quickly dropped.
So, to summarize, Clyde Property are good for the properties in which they sell and lease however I would never use them again. I've found them to be inefficient, unprofessional and sly. Their services are a total rip off and they will try to squeeze you for every penny they can, even if their claims are unfounded. Luckily there is the LPS service who are able to dismiss their ludicrous claims so we can get our full deposit back. The downside being the huge delay (I imagine in the hopes that you will forego the challenge). If you are to use Clyde I highly recommend that you brush up on leasing legislation (as you will need it, they frequently and conveniently forget points on their leases unless its to benefit them ) and take photographic evidence of absolutely everything when you move in and when you move out otherwise they will seriously try to rip you off as much as they can.
