We chose Reeds Rains because of the professional presentation on valuation, despite the fact that they were more expensive. Upon selection, they recommended using Switalskis for the conveyancing, at a reasonable price.It took a year to fimd a buyer, and we had to drop the price by about 8%. I thought that they could have been more pro active in trying to hold onto one or two interested parties, but it is difficult to judge as we were selling from a remote location, being based 150 miles from Pontefract.
Communication levels with the branch were ok, and I found Maggie helpful. Emma always called back when I asked to speak to the branch manager. We had a lot of trouble getting the solicitors to get moving, and I think Emma was instrumental in getting a more senior person involved in the conveyancing. I think Reeds Rains do an ok job. I wouldn't go with their recommendation of solicitors again.
Comment on agent fees
We saw 3 agents One valued the house at ‚£225,000 and fees of 1%. One valued it at ‚£250k and wanted 1.25% We didn't use them because we could never get through to them on the phone. Reeds Rains wanted 1.5%. So they got an extra ‚£8,300 for us at an extra cost of 0.5%, but it took a year to do it. We could afford to wait.

What agent could do to change your mind?
Fee to be paid every 12 months, regardless of lenght of occupation. We lived 6 in house and had to sign contract every year.

I think ‚£180 is very steep for a few checks but accept that is what needs to be done. I am not at all happy about the ‚£120 fees to renew my 6 month tenancy or to leave it
