Initially pleasant and friendly seeming, but unfortunately that impression wasn't matched with actual service.
During bidding, I strongly suspect the agent invented other bidders: they refused to tell me where my bid stood relative to others, and the competition magically melted away as soon as I started to have second thoughts.
During subsequent negotiation, the agent introduced a 'rent review' clause speaking on the phone. When I later read it, it turned out to be not a review, but an automatic increase - a totally different thing.
The contract was generic, containing meaningless or impossible clauses: one amusing example was a requirement to mow the lawn, despite there not being a lawn to mow. This weakens a contract, making it difficult to enforce: of it doesn't really mean I have to mow the lawn, how can I be sure it really means I have to pay rent on time?
The agent refused to amend the contract, claiming they were not authorised to do so, despite charging a large sum to draft it. They were unable to provide any break down of the charge for drafting, as might usually be expected.
A couple of other mishaps later, I challenged the agent over their terrible customer service. They told me they were great at customer service, and had won awards. It wasn't clear to me how this knowledge was meant to make me feel any better. Needless to say, no compensation, or goodwill gesture, was offered.
What agent could do to change your mind?
High. High enough to lure a tenant into thinking the agent night actually be working for them. No chance! The agent is there to serve only themselves.
