When applying for tenancy here with a friend, it all started off well. We both decided to find a place to live on our own away from shared accommodation as we'd recently started new, permanent jobs in the area.

Friendly staff member arrived early showed the flat in a good condition. After a few days we decided to proceed with the tenancy here. I promptly paid the asking price for the tenant and referencing fees (which compared to some other agencies is vastly more expensive and almost totally unrefundable) as at the time the property seemed worth the move.

It all started to go downhill from here. We were put into contact with the director, who was the point of contact for the rest of the tenancy. The email chain was almost ruthlessly pragmatic and questions were never fully answered, nor were emails properly read (which became an annoying unprofessional, yet tolerable inconvenience for now).

This mainly occured during the referencing form submission. This referencing process was far more broad than any other referencing check I've ever done. It's apparent that many agencies and their referencing counterparts do not cater for those who used to be students up to three years ago, which leads to more back and forth emails and more time wasted). Questions were never answered or forwarded onto other staff to answer so our referencing forms were submitted and then rejected at least twice before mine was accepted. A long and tiring process which was really not ideal during busy work weeks. Again, an unnecessary inconvenience.

It's worth noting at this point that a 'stability' check on my part had failed and no real explanation was given, yet overall as previously mentioned my application passed. I informed Chris that our deposit money was ready to send across pending the reference success, followed by the first months rent.
When my friend came to this point, the checks failed there for him and overall the application for him had failed. I stated that on my wage alone I'd be able to pay for the property myself citing any potential money concern (If that was indeed the case of the failure - which we repeatedly assured was not the case based on the incomes provided and confirmed by our respective employers). No real explanation or workaround was apparently available at this point - and so we were then asked to provide the standard deposit and 6 months rent in advance (almost enough to put a deposit down on a house. To expect that sort of tunraround in less than a month was quite frankly staggering. I raised this point and stated that the initial (large) sum of money was essentially our way of saying 'we are committed to staying for the 12 month duration). Then we were asked for 8 weeks deposit and 3 months in advance. Again a knee-jerk reaction to an otherwise stable referencing check.

What actually happened was rather different to what has been described by the prospective tenant(s). Phil and a friend were proposing to rent an apartment in Maidenhead and as such both needed to complete reference applications as you would normally do for any rental property. Phil's friend failed the reference on the grounds of a very poor credit history and as such the reference for him was duly declined by an independent reference company. We take the reference side very seriously indeed and it is our responsibility to any owner/landlord to place people in their property with a positive reference report. If a reference declines, the standard protocol within the industry would be to offer the prospective tenants a guarantor option whereby they find a suitable individual to act as a guarantor due to the declined reference, or depending how long the tenancy agreement is, offer the other option of paying either 6 months rental in advance or indeed 12 months rental in advance depending on the length of the tenancy agreement. This is all standard practice and detailed within our terms of business which any prospective tenant signs at the outset (and see and read) before they put down any holding deposit to secure the property. Due to the declined reference, I also gave the two gents the choice of a third option which was 3 months rental in advance (not six) and an 8 week security deposit (rather than a 6 week security deposit which is the industry norm). Whirlybird Property were doing this to try and help the two gents out due to their failed reference due to a very poor credit history. Any of the options were declined by the two gentlemen which was very strange indeed and this happened on more than one occasion. Obviously, it is our responsibility to place people with a positive credit and reference report in any property otherwise there is little point in carrying out a reference check. This is our responsibility to any owner/landlord. As such, due to the two prospective tenants declining the options of an alternative which is very much standard practice within the industry, our hands were tied. Obviously, we cant place people with a declined reference into any property. I never understood why they did not get a guarantor which would have been the most sensible cost effective option for them and as a result we seem to think there must have been some other reason as to why which was not disclosed to Whirlybird Property. Very odd indeed if you seriously want to move into a particular property that you say is right for you.

This property and tenant does not ring any bells and it seems very strange that the person has not identified themselves! The is always a reason why certain costs are applied to a tenant(s). If a property has not been left how is should be according to the contract I don't see why the landlord should pick up the cost. The tenant's name is not linked to this company. I've never heard of anybody call Kendrick? That aside, we always advise of any costs prior to a move in so tenants need to calculate and evaluate their budget prior to a move in. Furthermore, agents charges will differ all over the UK so this individual is probably not comparing like with like.
