When applying for tenancy here with a friend, it all started off well. We both decided to find a place to live on our own away from shared accommodation as we'd recently started new, permanent jobs in the area.
Friendly staff member arrived early showed the flat in a good condition. After a few days we decided to proceed with the tenancy here. I promptly paid the asking price for the tenant and referencing fees (which compared to some other agencies is vastly more expensive and almost totally unrefundable) as at the time the property seemed worth the move.
It all started to go downhill from here. We were put into contact with the director, who was the point of contact for the rest of the tenancy. The email chain was almost ruthlessly pragmatic and questions were never fully answered, nor were emails properly read (which became an annoying unprofessional, yet tolerable inconvenience for now).
This mainly occured during the referencing form submission. This referencing process was far more broad than any other referencing check I've ever done. It's apparent that many agencies and their referencing counterparts do not cater for those who used to be students up to three years ago, which leads to more back and forth emails and more time wasted). Questions were never answered or forwarded onto other staff to answer so our referencing forms were submitted and then rejected at least twice before mine was accepted. A long and tiring process which was really not ideal during busy work weeks. Again, an unnecessary inconvenience.
It's worth noting at this point that a 'stability' check on my part had failed and no real explanation was given, yet overall as previously mentioned my application passed. I informed Chris that our deposit money was ready to send across pending the reference success, followed by the first months rent.
When my friend came to this point, the checks failed there for him and overall the application for him had failed. I stated that on my wage alone I'd be able to pay for the property myself citing any potential money concern (If that was indeed the case of the failure - which we repeatedly assured was not the case based on the incomes provided and confirmed by our respective employers). No real explanation or workaround was apparently available at this point - and so we were then asked to provide the standard deposit and 6 months rent in advance (almost enough to put a deposit down on a house. To expect that sort of tunraround in less than a month was quite frankly staggering. I raised this point and stated that the initial (large) sum of money was essentially our way of saying 'we are committed to staying for the 12 month duration). Then we were asked for 8 weeks deposit and 3 months in advance. Again a knee-jerk reaction to an otherwise stable referencing check.
We were then asked for a guarantor, to which there was (and still is) no need for. The figures were there and this was still the result of
What agent could do to change your mind?
Compared to other agencies, not a lot comes off the initial payment. I honestly do not know where that money must go.
