No end of problems from start to finish. Advised us to use 'sale by tender' system and gave a guide price for our property. Took an upfront fee of over ‚£300 for this service. Open days a disaster - very few viewers lined up; some had cancelled earlier in the day but Wards had not informed us or their agent doing the viewing; some arrived that were not booked in to view! Agent doing viewings turned up late and seemed quite disinterested in whole thing. Many issues re viewings and lack of communication from Wards e.g viewers cancelling but message not relayed to us; viewers turning up that Wards said had cancelled but hadn't etc. Offers received on our property that were not relayed to us but put on their web site! Technical difficulties with on line marketing which took our property off the market several times inaccurately so it wasn't being marketed. Manager (Neil) was often 'not available' and did not reply to emails sent directly to him. Carried on marketing our property 8 days after contract with them ended (despite a phone call to remind them they no longer had the contract). Would not refund the sale by tender fee!
What agent could do to change your mind?
- better communication (with us, viewers and eachother in the branch!) - better marketing advice - improve organisation of open days - improve ICT systems

Comment on agent fees
I received a token reduction when buyer number two pulled out however the fees that were finally exchanged were in my view disgustingly high for the amount of actual work that was done to get me to a completed sale. Most of the info I sought myself and informed the branch and solicitors

Very poor service ... house in terrible condition by tenant , no inspection was made ever. Any broken or fixing items actual bills by trades man were not shown ever just a random figure was deducted from rent money . House not inspected in timely manner .,,tenant has made my house terrible & did not pay rents . Ward &!partners fees are expensive every month but I would not recommend anyone to go with ward & partners!! ...

If you put yourselves in the shoes of the owner of the house, if someone has an offer accepted on a property and then immediately comes back with another offer of £2,000 less would you sell your property to them? How long until they again reduce their offer later on down the line? Sounds to me like another buyer who thinks they are gold dust and that everyone should bow down to their demands.
