Moreland Estate Management are managing the freehold of a block of 3 flats in a converted house in Wisbech on behalf of the Freeholder Elyar Properties Ltd. They are based at the same address and the Director of Elyar Properties, Sharon Freilich, could well be related to Laurence Freilich, Director of Moreland. The whole exercise seems like a scam to defraud people of money. They have proved dishonest to deal with, producing fictitious accounts and over-charging the Leaseholders - virtually all their charges are from one of their companies to the other and there is no evidence of work having been done at the property. In a ruling last year, the First Tier Property Tribunal suggested they were probably behaving criminally, as well as just appallingly badly. Avoid dealing with them at all costs.
What agent could do to change your mind?
Behave with honesty and integrity and not try to rip off small leaseholders.

Thank you for confirming that it wasn't me who has a problem. The problem is Moreland. I received 3 demands for arrears, then 15 months later they just noticed it had already been paid, on time, ( in Jan 2023). Their online payment portal doesn't work either, so its cheques from now on. Beyond useless. I'm a small time tenant now ( just a garage now, sold one flat a few years back, and bought out the other lease) on another), but will happily join a tenant association if it helps to get this sh ...

Sorry to hear that Kaye. They did finally respond to Solicitor's enquires successfully by mid January. Even the Solicitor was shocked at how unresponsive they were. The saga is not over yet because as part of the LEP they requested payment for buildings insurance which had never been agreed to by the owner (they had their own), they also took money for ground rent he had been paying by direct debit. I have a flat worth 47.500 in Sunderland. Moreland are charging £155 per month management fees. though I have paid them a significant amount they do not recognise my payments and are suring me for non payment. In the meantime they do nothing and I mean nothing to maintain the block. I am having to hire a lawyer to defend myself. In the meantime they shouldnt even be trading as they have been struck off.
