From the very first interaction with Lakin (was Orchard), Tom represented himself very well and made things very clear. It was obvious that he had lots of experience and he made us (as first time landlords) feel very confident with the process and pre-let advice.
The viewings were conducted very well. Clearly, Lakin are a busy and popular agent but we felt informed throughout the process and always had clear feedback from the prospective tenants. Indeed, within 48 hours we had our first offer (at asking) and over the coming weekend we received further offers. Again, Tom provided unbiased advise as to the relative merits of each offer.
The actual signing of AST and arrangements for the check-in/inventory, wasn't quite as smooth as others became involved, but Tom remained highly communicative and so we never had any doubt it would be sorted in the end.
Three months in, the tenants are very happy and everything works like clockwork.
