I used Parkers to let my property. During the let, things did not run as smoothly as I had expected, but it was at the end I realised just how incompetent they were at managing my let.
Parkers acknowledged flood damage to my property but we could not agree a figure, so sent me to the Deposit Protection people.
It was then I found out I was unprotected by the deposit scheme because Parkers had used the wrong tenancy agreement (they had signed a shorthold tenancy when letting to a company - a common mistake made by inexperienced agents i later found out via google)
When I complained, I initially received an email saying how sorry they were this had happened but despite chasing Parkers for an outcome, I was simply ignored.
Several months later Xperience (who I think own the whole franchise) told Paul again the problems were on-going and I received an email from him saying he would like to call me. I declined saying it had to be in writing. He agreed to write but I am clearly going to continue to be ignored as I am still waiting!
So despite chasing and complaining, they simply ignore me and take no responsibility for their gross error and the financial loss it caused me.
I can only assume they actually repaid the deposit monies back to the company they let my property to, and continue to manage lots of lets for this company - but landlords be very wary.
There were further irritations such as no exit report or, copy of contract despite frequent requests and I never saw an inspection report during the let and my accommodation was left infested with fleas.
What agent could do to change your mind?
Having made such a school boy error and admitting my complaint was valid, I think the agent should have sorted out re-dress.
It would have been very simple to refund the deposit in full accompanied with an apology for the inconvenience caused in the early stages of the complaint. Had this happened, I may have continued letting my property with them.

Comment on agent fees
I was initially happy with the fees and price or I would not have employed the agent.
HOWEVER, when it transpired I had paid fees and not received the service any normal landlord would expect to receive (namely using a valid contract to let my property) I think I paid an unreasonable amount
