Have contacted both Ramsgate and Margate offices a few times now. I would be pretty upset if my own property was being marketed in this way, as they seem to be confused and not know what they have on the market, they can't answer questions, they seem to fail to add EPCs and when you ask for the EPC, they say they haven't got it yet - on properties that have been on the market for over 3 months according to Rightmove. I think that may be illegal (although to be fair, lots of agents in this area seem to hide EPCs).

I called and enquired about a property for sale, and was asked 'what number is it, we have a few for sale on that road'. Listings don't show house numbers, so how could I answer? I told him the price and number of bedrooms, but that didn't seem to be enough. In the end I ended the call as I was getting nowhere, and he didn't really seem concerned that a prospective buyer was getting away, even though I told him I have an offer on the property I'm selling, ie I'm ready to buy. I feel sorry for the people that are trying to sell through these agents.
What agent could do to change your mind?
Start complying with EPC regulations. Answer prospective buyers questions, be organised and communicate better.

Fees like most agents, the word scam comes to mind. This company state that if references fail they will keep your referencing fees plus your holding deposit which is a full months rent. That is likely to be over £1000 just for applying for a property.
