We were misled and lied to by Jimmy and his manager Cass on multiple occasions throughout the whole process and treated us like fools. Jimmy was extremely rude and became abusive at one occasion. First of all, they took a disproportionately high holding deposit of £700 over the phone and then claimed that I agreed to a 3-year contract while I only agreed to two years with certain conditions. After complaining multiple times they agreed to offer a 2-year contract but then sent me a contract to sign for 3 years again - 'sorry we forgot to update that'. Then they 'didn't know' of any of the conditions that I asked for. Dexters were very pushy and insisted that we pay all fees, deposit and the rent within three days and became abusive when we asked for the contract signed by the landlord before we make any payments. Also, they insisted that we pay a bizarre check-out fee (for a check-out in 2 years) upfront which was not mentioned anywhere before. Finally, the deal fell through because apparently the landlord did not want to have three tenants at the property despite this being our very basic condition from beginning. They have breached several code of conduct practises and will be reported to the Property Ombudsman, ARLA and the Advertising Standards Authority. We have also complained to Marilyn from the Thamesview/Dexters head office however she did nothing to investigate.
What agent could do to change your mind?
Be honest and act according to code of conduct regulations. A less aggressive, more friendly and predictable approach without playing games would have made a real difference. Management (branch level and head office) had opportunities to intervene when we complained but didn't do anything to resolve the issues.

Fees were not transparent at all, with more fees added on top throughout the process.
Very bizarre that they insisted that a check-out (for check-out in 2 years!) fee of ‚£120+VAT would have to be paid upfront before we would get the keys. This fee was also included in a misleading manner on the invoice as 'contribution to inventory checks' and VAT not broken out while other charges showed VAT which looked very dodgy to us.

I am very sorry to hear your about your issues with the property, I have explained to you on many occasions that we were very transparent to the landlady about your requests from the start and that we could not help that the landlady was very indecisive throughout the whole process, in the end she was eventually persuaded to agree to your requests but I believe by this time you were no longer interested in the property. The check out fee is asked to be paid upfront to protect our landlords incase for any reasons the tenants cannot pay at the end of the tenancy, meaning the landlord would pay both fees, we have this in place to stop this from happening and to keep it fair for all parties.
