Buyer beware:
At our first (AND second) viewing we were told there must be at least 99 years left on the lease, but when during the mortgage application we asked for the details to be confirmed via email it turned out there were only 65 years left on the lease. Alice then re-assured us that this is no problem, since we would have a share of freehold it would be a simple process to extend the lease. Fortunately our mortgage advisor flagged up that this would limit our choice of mortgage providers since some providers require at least 70 years left on the lease. Also, it would have been more expensive for us (vs. the seller) to extend the lease and we would not be able to do so for 2 years after buying the property.
The floorplan was misleading. A "study" turned out to be a shed outside the back door. The second "bedroom" was so small we questioned whether it could be considered a bedroom. Again, Alice re-assured us that because it has a window it can be considered a bedroom, but once we received the surveyor's report the property was described as having 1 bedroom only.
Another agent (on behalf of the seller) told us that a survey done a couple of years ago indicated no serious problems, but our bank's Homebuyer's survey flagged a long list of defects (incl substantial movement, serious dampness and timber decay) that needed urgent repair. The bank refused to offer us a mortgage until we pay more money for a comprehensive building survey and specialist reports and repair the urgent defects.
From the start Alice pressured us to engage our lawyer, fortunately we held out to complete the survey first and avoided wasting more money on legal fees.
Following our last communication that we could not proceed unless the seller was willing to pay for a building survey we received no reply.
We were advised that before us there were 2 other buyers unable to complete the purchase, due to other reasons, however given our experience and being provided inaccurate information throughout the process you do wonder whether other buyers also wasted their money and effort due to known problems with the property.
