Watts and Morgan were looking after the house we are living in when we first moved in, but our landlady has since stopped using them.
The house and garden were left in such a state of disrepair/neglect, and our landlady had no idea (she doesn't live locally and had been relying on Watts and Morgan re: repairs, cleanliness, etc). On the first weekend we lived here we had to take FIVE car-fulls of rubbish from the garden to the tip - piles of old newspapers and bags of decaying rubbish/recycling, amongst other things - and that's before we even started tackling the garden itself (it was an absolute mess, with brambles, nettles and bindweed covering everything, the potted shrubs and trees were dead and rotting, and the grass was waist-height/completely out of control).
The house was dirty, grubby, covered in food spatters and other even less pleasant things. You couldn't see through the windows, due to dirt and cobweb build-up. The LPG gas tank had been allowed to run out completely, meaning we had to wait over a week for a new delivery of gas in the coldest weather this year. Some of the white goods were broken, the toilet was leaking and had been for many months (meaning the bathroom skirting board was rotten and mouldy, as well as the floor), the boiler wasn't working properly, when you opened the cupboard doors they would fall off, the shed was full up with an accumulation of other tenant's junk and rubbish, there was a centimetre gap around the majority of the doors and windows (which is okay in the summer, not so good in the winter).......
We were under the assumption that the house/garden would be tidied before we moved in, but this never happened. We have spent a lot of time and our own money trying to sort things out here.
When we confronted Watts and Morgan about the issues above they became very aggressive, and denied all knowledge. The email back and forth with them became very, very upsetting so we gave up in the end.
What agent could do to change your mind?
- Conduct thorough inspections during the tenancy - not just of the house, but of the garden and out-buildings too.
- Acknowledge when they have made mistakes and try to rectify said mistakes.
- Keep the landlord/landlady informed about maintenance issues at the property.
- Improve their customer service generally.
