Lived for 6 months in an overpriced apartment infested with bedbugs. LS1 charge each tenant ?115 for a credit check - the first of many 'charges' where they are quick to take your money but slow to give it back. The apartment at Velocity was (and most likely still is) infested with bedbugs. 6 months of hell. Ridiculous deposit of ?1500 - LS1 tried to steal over half of it for alleged 'damage'. Luckily they're lax with the inventory and checking-in procedures so we got most of it back after arguing with them for two months (they don't respond to emails).
Advice would be DON'T rent from LS1, but if you do and they try to take money from your deposit (which they will) check every item with the original inventory and challenge everything. For example, they tried to charge us to repaint the whole apartment when the checking-in inventory stated "walls: stained".
I had to pay around ?500 to replace all my bedding/clothing/soft furnishings in an attempt to eradicate the bedbugs, I am still scarred from the bites, and haven't even received an apology from LS1 despite making a formal complaint.
Avoid at all costs! Worst customer service I've ever experienced.

On a whole this company is quite frankly the most inefficient company I have ever had the displeasure of dealing with... Now calling themselves Bridgfords under the umbrella company Countrywide, the name change has had no effect on the sharpness of their staff members. We put in an application for a flat and we then had to chase them for weeks to inform us of the outcome, this and the cancelled viewing (because they "seem to have misplaced the keys") should've rang alarm bells. On check-in we kindly received a set of keys which we later discovered weren't for our flat! During the tenancy emails were not responded to and phone calls ended in either false promises or simply false information. The repetition of which simply wears you out! So far in the check-out process, which is only as far as viewings, the promise of AT LEAST 24-hours notice with regards to a viewing seems to have stumped all agents in that lettings office. We have had countless phone calls with very rude agents (James being the worst!!!) attempting to gain a viewing with only a few hours notice, at best! James even phoned my partner to confirm a viewing and lied to her claiming I had okayed it when we spoke a few days earlier (he hadn't even called me!). The rest of the process I am dreading, and my partner and I are now desperate to cut-ties with this company. A final word of advice, if you do happen to fall in the hands of this agency, for whatever reason, just make sure you have the stamina to last because this level of sheer idiocy and inefficiency really is draining!

Allowed me to move into an apartment that had not been cleaned, with blood on the walls. Claimed it had been cleaned then finally told the truth that it had not been cleaned before I moved in, then when it came to move out, expected me to pay for a professional clean.
Wires were hanging out, screws were loose, carpet was caked in hair and dirt from previous tenant.
Spoke to someone everyday on the phone for about 4 weeks trying to get it sorted, always met with excuses then when it came for deposit return time they tried to charge me for the things I had been trying to speak to them about and then mysteriously couldn't remember the phone calls! Absolute joke.
When it comes to moving out, everyone I know who has used them has attempted to be charged between 300-500 for obscure and untrue things.
Avoid at all costs. All about money to them. Awful, awful company.

As a professional couple one of the first questions we asked LS1 about our particular building was are there any students there. Having lived near them before we know the problems they can cause when you're not one yourself. We were told no, or the only ones would be mature students. This turned out to be complete rubbish. We have had numerous problems with some students (people who are frequently up until 4-5am blasting music out and shouting) until they moved out, and still see rubbish/take aways/broken bottles etc. strewn around the street, entrances and communal areas almost every week. When we contacted LS1 about a series of incidents regarding our neighbours they made out there was absolutely nothing they could do about it and we contact environmental health, despite us getting the building manager to back up our arguments.
Which leads me to my second point. Another thing we asked was regarding security (partly in case there were trouble causing students). We were told and show the 24-hr on site office, which gave us peace of mind, but in reality was another lie - and the one time we had to contact the on-site security we were told they weren't the security for our actual building. They gave us a random phone number to ring, we tried several times and couldn't get through.
On the occasion mentioned above where we managed to contact the building manager/caretaker he was very helpful in sorting it out, but it seems at some point he has left his job and not been replaced. As a result it seems a lot of things he used to do are left until someone complains about it.
The parking spaces are very expensive - around £80-90p/m but we were told there was a van park over the road where you can park a car for about £40, which we thought was good of them to tell us that. It turned out however the van park had been illegally operating so had to shut its car park. In turn it means many people have to park on a nearby secluded industrial estate, often with drunks/druggies wandering around.
Our apartment itself is very nice, no problems there. But its everything else around that is a problem. We get the feeling the agents will simply say what you want to hear, as when you've got past the student phase you know what to look for in a rental property to make it feel more like a home than just somewhere to sleep.

What agent could do to change your mind?
They could have kept correspondence that we had with them over the tenancy, they could have invited us to the final inspection of the property. They could have used some common sense in terms of wear and tear to the property. They could have been 200% more proactive in terms of coming to a resolution instead of waiting for us to chase them. They could have tried to fleece us a little bit less as well.

As most tenants with half a brain would do we cleaned the flat thoroughly before we left, there were some minor things which could be argued weren't as clean as they could be i.e. there was some detergent in the washing machine tray and i mean the amount that would be wiped away with one arm movement.. Aside from that it was a clean flat. They inspected the flat 2 weeks after we vacated, did not invite us to the inspection and tried to charge us for things that we had already got their approval for i.e. putting a coat hanger up on the back of one of the doors. We then had to find the e-mail correspondence that proved they already agreed to it, which they didn't have... convenient. We continually had to chase them for any updates on the situation with the deposit as they would not directly contact us to let us know what was going on with the situation. Some of the other charges on the deduction sheet included "heavy scuffs to the walls" their own photographs which they took we still cannot see what they are pointing at as heavy scuffs.
They were supremely unhelpful with the exception of one of the maintenance people who we had to contact directly for anything to be done. And still it took time. All in all some of the poorest professional individuals I have ever come across. Thieves, they should really be embarrassed at what they are sending out to their customers everyday as representatives of the business.

I cannot say anything positive at all about LS1. They do not even deserve 1 star! Terrible customer service - we should've realised when the agent was late to show us round the property. We were quoted one price for rental then when we had agreed, this price was mysteriously increased... We could've backed out but rented the flat anyway due to desperation. Error!! Furniture was broken and/or of poor quality, the 'spacious open-plan living area' was small, impossible to heat and the noise from the ancient relic of a washing machine made it impossible to spend any time in there. The secure parking rules were not obvious and I got clamped despite paying extra for a parking space - I had to pay £90 to un-clamp my car and did not get a refund for this despite pestering LS1. They don't value their customers in any slight way - they will take your money then do nothing about problems that arise. Awful service, rude staff (when they bothered to respond) and terrible value for money. I will never rent from them again and would never recommend anyone else to do so.
