Its easier to explain how awful Squares are if you read the letter I sent their Director. I did hand deliver a letter initially to them and it was ignored. I explained how upset I was and could they please contact me to find a solution. They ignored it.
Below is the letter to one of the directors/founders Leon Hill who came back to say, he was very surprised as he has never had any complaints previously. Clearly he hasnt come across this site then!
Dear Mr Hill,
We were due to rent 49 Magnon Court but no longer wish to because of the poor customer service and abrupt manner of Lilla Archer, the office manager. We chose to rent this property purely on the basis that it was advertised as available at the end of September 2014 and so coincided with us leaving our current property on 2nd October2014.
Ms Archer's customer skills leave a lot to be desired and frankly if she is this unhelpful to new customers it did not forbade well for being a future tenant. Not only did she ignore a letter I hand delivered but was rude to my husband and told him she would decide when we could move into the property, not us. She sends emails written in red and in capitals.
She refused to cooperate in anyway with us or be helpful in terms of arranging a moving in date. My husband spoke to either you or your partner and was told we could move into Magnon Court earlier but would have to clean the flat outselves. We agreed and all was fine. I asked Ms Archer the cost of having the keys one day earlier on the 30th to enable us to have a cleaner and a separate carpet cleaning company come in and she said we were not allowed to have the keys earlier and could collect them at 1:30pm on 30th September but must drop them back at 5pm and then come back the following morning at 9:30am to collect the keys again?
Thats just being incredibly difficult. We offered to pay the additional day and it would have made no difference to anyone whether we had the keys from 5pm to 9am the next day but would have meant we could clean flat efficiently.
We received excellent customer service from Tommy (who stepped in to show us the property and did all the paperwork) and Louie who are a credit to Squares and support the media image you portray.
As a single income family, losing £225 for a credit check was not a decision we took lightly, we have now found somewhere further from the train station and £150 more in rent a month, just because we refuse to deal with this employee any further. M and M properties could not be anymore helpful and are a delight to deal with.
I do sincerely hope the landlord at Magnon Court does not lose out on rent because of this and we have let you know at the soonest opportunity having paid our deposit in full and months rent in advance for the new property this morning.
I would appreciate acknowledgement of this email even if you do not wish to comment just so that I know the email was delivered and that the property can be readvertsied for the landlord.

What agent could do to change your mind?
Advertise letting dates correctly and inform people when they inquire. People give notice on current flats based on ability to move into a new one. Squares would have left us stranded for 3 days with a family of 2 boys.
They should not be so rude and unhelpful for no reason. They could have been more accommodating but choose not to and surely the previous tenants would have had to clean the flat before they left so why were we being asked to do it?
