Its easier to explain how awful Squares are if you read the letter I sent their Director. I did hand deliver a letter initially to them and it was ignored. I explained how upset I was and could they please contact me to find a solution. They ignored it.
Below is the letter to one of the directors/founders Leon Hill who came back to say, he was very surprised as he has never had any complaints previously. Clearly he hasnt come across this site then!
Dear Mr Hill,
We were due to rent 49 Magnon Court but no longer wish to because of the poor customer service and abrupt manner of Lilla Archer, the office manager. We chose to rent this property purely on the basis that it was advertised as available at the end of September 2014 and so coincided with us leaving our current property on 2nd October2014.
Ms Archer's customer skills leave a lot to be desired and frankly if she is this unhelpful to new customers it did not forbade well for being a future tenant. Not only did she ignore a letter I hand delivered but was rude to my husband and told him she would decide when we could move into the property, not us. She sends emails written in red and in capitals.
She refused to cooperate in anyway with us or be helpful in terms of arranging a moving in date. My husband spoke to either you or your partner and was told we could move into Magnon Court earlier but would have to clean the flat outselves. We agreed and all was fine. I asked Ms Archer the cost of having the keys one day earlier on the 30th to enable us to have a cleaner and a separate carpet cleaning company come in and she said we were not allowed to have the keys earlier and could collect them at 1:30pm on 30th September but must drop them back at 5pm and then come back the following morning at 9:30am to collect the keys again?
Thats just being incredibly difficult. We offered to pay the additional day and it would have made no difference to anyone whether we had the keys from 5pm to 9am the next day but would have meant we could clean flat efficiently.
We received excellent customer service from Tommy (who stepped in to show us the property and did all the paperwork) and Louie who are a credit to Squares and support the media image you portray.
As a single income family, losing £225 for a credit check was not a decision we took lightly, we have now found somewhere further from the train station and £150 more in rent a month, just because we refuse to deal with this employee any further. M and M properties could not be anymore helpful and are a delight to deal with.
I do sincerely hope the landlord at Magnon Court does not lose out on rent because of this and we have let you know at the soonest opportunity having paid our deposit in full and months rent in advance for the new property this morning.
I would appreciate acknowledgement of this email even if you do not wish to comment just so that I know the email was delivered and that the property can be readvertsied for the landlord.

What agent could do to change your mind?
Advertise letting dates correctly and inform people when they inquire. People give notice on current flats based on ability to move into a new one. Squares would have left us stranded for 3 days with a family of 2 boys.
They should not be so rude and unhelpful for no reason. They could have been more accommodating but choose not to and surely the previous tenants would have had to clean the flat before they left so why were we being asked to do it?

This agent is Beyond poor, not only for lettings but also selling. If you want to pay top whack to sell your home & do all the work yourself then this is the place to go. They;

This agent is Beyond poor, not only for lettings but also selling. If you want to pay top whack to sell your home & do all the work yourself then this is the place to go. Definitely the worst estate agents we ever had to deal with. Very poor customer service, all girls working in Leighton Buzzard office are rude, arrogant and incompetent. Also their make up is more appropriate for a night out rather than office work

Definitely the worst estate agents we ever had to deal with. Very poor customer service, all girls working in Leighton Buzzard office are rude, arrogant and incompetent. Also their make up is more appropriate for a night out rather than office work We were made to moved into a filthy, dirty house. Spent full day scrubbing all cupboards in the kitchen before I could actually put anything in. Bathroom was in absolutely disgusting state including urine marks on the toilet seat and tiles around. Full bottle of bleach used on bath to bring it back to usable condition. Non existing property maintenance. Their handy man Bob is a waste of space, absolutely useless. Our roof was leaking for 8 months before they sent him in. Then he decided a BUCKET placed in the loft under the hole will fix the issue. Whoever has given positive review must be paid by them. Avoid like a plague!!!

Left me with smelly carpets - claimed they have been washed. Apartment had been smoked in, so a very horrible smell. 7 months later i've been advised they there are no keys for the meter cabinet and I need to ask a neighbour (even though someone submitted my meter readings just a few weeks ago). Bathroom floor had mould underneath before i moved in and have been told I may have to pay for it after an inspection. Waited for inspector to inspect property 2 days in a row and he never turned up - all in all, very bad experience so far, after this, will never use squares again.

What agent could do to change your mind?

Luckily I have just finished renting a property through squares leighton buzzard and will no longer have to deal with their rudeness, incompetence and lethargy.
How this company is still in business I do not know. They never, ever keep you updated or fulfil any of their duties or promises. They are rude on the phone and do business with such an air of arrogance that is unbelievable.
I rented a house through squares for 12 months and from start to finish it was a nightmare. The moving in date I was guaranteed was put back 3 weeks that left me out of pocket and having to find temporary accommodation. They never ever dealt with problems at the property. I had to call the landlord myself and ask him directly, even though this shower were paid to manage. The landlord will not use them again as a result.
They take theirs fees and that is the last they want to deal with you.
Stay well clear of this company.
And don't believe the fake good reviews you see here. I can't imagine anyone who has used squares has anything good to say about them unless they are complete utter simpletons.

Squares let my property recently. I hadn't used an agent for about 2 years, because I got fed up with the poor quality of tenant enquiries, but I was actually pleasantly surprised with Squares. They came within a cat's whisker of renting it to the first person to view it, but when they pulled out Squares found another tenant in just 4 days. That potentially saved me a lot of lost rent. Throughout the entire process I was kept up to date and notified of any milestones as soon as they happened. The vendor's solicitors were a bit slow throughout the process but Squares chased them up on a weekly basis and even hand delivered the documents on a couple of occasions to speed things up. To which the vendor asked if I paid extra for the 'special service' to which I respond 'Nope they are just going the extra mile as always'. I look forward to using them in the future as this not a service I see very often these days. Thanks very much Squares LB

Overall we have had a totally shocking experience with Squares Estate Agents using them as both letting agents and finally selling our property.
As letting agents they do the bare minimum to get their 10% monthly fee. Rarely did they keep us informed of what was going on with the property to the point that at one stage our tentants went 3 days without electricity because they failed to arrange a fuse being replaced.
During the sale of the property they agreed that as 'valuable customers' they would charge 1.5% commission. On completion they charged 1.9% leaving us around £500 out of pocket. We also agreed to let the buyer rent our property whilst waiting for the completion date. We are still waiting for them to pay us the rent. All told they still have over £1000 of our money.
We are now seeking legal advice.
DO NOT USE THIS ESTATE AGENT

I am not naive enough to think that mistakes do not happen, the important thing is how they are rectified. Regular contact with us on this matter as reassurance would have made all the difference.
There is however no excuse for the rude way in which my partner was spoken to by a female member of staff and it is also not acceptable to blatantly ignore e-mails and phone calls from customers.

As soon as I told people in the local area that i had applied for a property through Squares I was surprised to find almost everybody i told had a negative comment to make about Squares as an agent, after dealing with them over the past weeks I now know why.
After viewing a property we decided to make an application and rung squares to arrange dates and pay the admin/holding fee of £227. The moving date had been agreed with the landlord and current tenant at the prospective property so we made the arrangements to move from our property in time to move into the new one.
We then heard nothing at all from squares regarding our references for two weeks until my partner received a phone call from a rude member of staff at squares who told her that our move in date was impossible and we would have to move in either a month earlier or later that the proposed date. I contacted the director the following day to get an update on the situation and was told that it was a simple mistake and it would be sorted. Three weeks later and after countless ignored e-mails and avoided phone calls to squares for a n update on the problem we decided that we needed to find an alternative property and e-mailed squares telling then that we were withdrawing our application and requested a full refund. Funny enough after this e-mail was sent I was called the following morning by squares stating that they had all of a sudden sorted the situation and we could move in on a date close to our move in date. By this stage we had lost all confidence in Squares and decided to withdraw our application rather than face more lies and incompotence from them in any future dealings.
There are not many options when it comes to letting agents in the Leighton Buzzard area which I suspect is why Squares have the ' You need us more than we need you' approach to customer service. Though there are other options out there and I strongly advise anybody to explore them before wasting there time and money with this company who are among the worst I have ever had the misfortune to deal with.

I've met some slippery, shoddy estate and letting agents in my life, but these were beyond bad. Initial impressions seemed okay - they were very helpful in setting up a viewing and actually getting me a rental property that was suitable. However, from the point I paid my fees (damned expensive, I might add), it all went downhill.
The lettings management seems to be run by a shockingly rude, incompetent, ignorant woman called Natalie. If you're paying for a service you expect people to be polite even if they manage to mess up simple tasks - but no. Every communication with her was extraordinarily rude, in fact beyond rude and often just offensive. I'm a professional person, paying a lot of money for what I expect to be a quality rental: I don't appreciate being told that I'm interrupting her nail filing with my requests for information that, frankly, she couldn't be bothered to supply beforehand.
Complaining to the MD got nowhere - he promised to investigate but I suspect it got in the way of his golf days.
Oh yes and data protection regulations and marketing restrictions? They completely flouted those. I have submitted evidence to the ICO for a complaint against these morons.
In the end, I decided to cut my losses and went to another agency, after Squares let me down too often. Please, if you're even thinking about doing business with them - think again.

That alone is enough to worry.
Major problems;
Rude and unhelpful staff

Lying and untrustworthy staff
Breaching privacy rules

Upon rental the garden was full of rubbish. Promised removal which never occurred. Upon leaving trying to charge us for it. Garden was also all dirt and hardcore. It was transformed into lawn. A bark area. And a planted paved area. Upon leaving gold garden us ruined. After our own expense spent doing garden up.
We had problems with abusive neighbour. It so happens that the lettings manager was friends with these and the abusive neighbour informed us she was telling them confidential information which squares deny obviously.
We had the back door vandalised. Broke handle and smashed window. 6 months before we left. No repair and now holding us responsible despite police involvement.
Also had water leaks into ceiling from above flats. No repairs made and blaming us again.
Flat full of mould due to broken buttering and no ventilation inside especially in the bathroom. Again being blamed.
Upon moving in pets were authorise. When we came to our final renewal pets now needed an additional deposit and re authorising even though initial deposit and inventory covers them.
There is no out of hours emergency number. So when door vandalised and needed securing police arranged it and squares agreed to paid but we ended up being chased for money as squares had not paid.
Overall there service is appalling and I would urge people to find all the bad reviews and to avoid because when they are bad they are horrific.

I have to say in all my years of renting property that Squares is positively the worst agent I have ever had the misfortune to deal with. The property on moving in was filthy and none of the work agreed had been completed and in fact took about 6 months to complete. One piece of work took a year! The staff particularly the girls who worked on lettings were beyond rude and even when the error was clearly theirs there was never an apology and their rude tone continued throughout any dealings with them. Nothing was ever done in a timely fashion including the return of our deposit on moving out and took numerous phone calls to sort out.
I would highly discourage anyone from taking a property from them and in fact our very property we have since found has been relet to someone and already they are having similar problems with things not done that were agreed on before move in, if only we had known them before we would have told them to steer clear of Squares. I am just thankful we now no longer have to deal with them as every encounter was stressful!!
