BE CAREFUL WITH THIS AGENCY WHEN MAKING ANY PREPAYMENTS OR BETTER JUST DONT.
1. Request the Agreement: Ask the agency to send the agreement within 15 days after paying a holding deposit, as required by the tenancy act. Do not accept their excuses about delays, THEY WILL USE THEIR DELAY IN SENDING THE AGREEMENT AGAINST YOU AND NOT REFUND THE HOLDING DEPOSIT if anything goes wrong because of them and you end up not moving in.
2. If you have conditions in the offer, state clearly that if those are not met, then they will need to return the holding deposit AS AND WHEN YOU FIND OUT THAT CONDITIONS ARE NOT MET.
Our Experience:
Initially, everything was positive. In May, Bailey Roberts helped us with a property. We made an offer that included repainting work, which they accepted. We paid the holding deposit and passed all background checks. They also asked us to leave a positive review, so that someone the agent we worked with would win their trip to Croatia.
In June, they mentioned the repainting might occur after the move-in date. We asked to specify when exact after move in, we expressed we are not comfortable with uncertain dates as it was part of the offer that they accepted. By July, we still hadn't received the agreement or heard about the timing of repairing work. After several follow-ups, they informed us the repainting would take a year (my entire tenancy was 2 years lol). I refused, and they suggested I handle the repainting myself. This happened just three days before our scheduled move-in date. They agreed to push the date back by two days, but the agreement they sent did not reflect this. Not only did they not keep their part of the deal with repainting, they aLeo expected me to move in the day after they sent me the final agreement to sign, which was impossible. I wasn't going to start paying for the days that I can not move in by.
Now, of course, they are refusing to return my holding deposit. Calls, emails, and messages have gone unanswered. They say they will call back and they never do.
It was a terrible experience, and I lost a week's rent as a holding deposit. However, I'm glad I withdrew. Based on my experience, if something went wrong with the flat, they would probably take a year to fix it and make promises they don't keep. If something goes wrong, even getting a hold of any of them is hard. Every time I call Bailey and his manager YuJin are 'unavailable'

Abusive, discriminatory and lack humanity. I had the serious misfortune of dealing with this company and it has a toxic and corrupt workplace. The following people all fall in line to cover up for each other and act above all laws and morality: Leroy Bailey (Assistant Lettings Manager), Bobby Perfect (Head of Lettings), Jordan Axten (Head of Operations), Mersadies Alexander-Reynolds (Head of Property Management). This is a corrupt and toxic business and you should avoid at all costs! You've been warned!

Horror to work with. I have been informed 2 days before my move in date that my tenancy agreement has been cancelled due to the current tenant refusing to leave. Regent Property team has forgotten to inform me due to a miscommunication internally even though I paid the deposit and first rent fully. Since then I have had major frustration with the communication and almost sure that I am being played around. DO NOT WORK WITH THIS COMPANY

Incredibly unhelpful. Did not understand what I was asking for which was completely reasonable. Refused to provide directors' details for unexplained reasons. Refused to answer emails. Shocking service.

I dealt with many letting agencies during my property search and this agency was by far the worst. The agent I dealt with was Charlie Anyiam. He booked us in for two property viewings, one in Mile End and the other was in Deptford.
For the Mile End viewing, he changed the time on us twice and ended up waiting 2 extra hours for him which at that point he told us it was no longer available (10 mins before the revised viewing time).
The next day was the Deptford viewing, we texted him in the morning to confirm the viewing was still on for which he replied yes and would see us later. We got there early and let him know, we then waited for 30 mins past the scheduled viewing time - we texted, called, etc with no response. Today now two days later, have not heard from him. There was other people at the viewing waiting for him as well and they couldn't get a hold of him.
Terrible agent - really should be fired from the agency.

As I write this review I’m crying my eyes out.
I rented a place from Regent in July2020 signed a 2yr contract- everything was smooth.
In August2020 I lost my twin brother I flew back home for the funeral came back in September2020.
I asked if I can cancel the contract because I was planning to move back home in December2020 to take care of my mom who is not well ( My late
brother was her sole provider hence my move)
The landlord and agent agreed to my request but I had to pay the agency fee so they can advertise the property - I paid £720 for this, they also said if they find someone to pay less rent I’ll have to pay the difference which I agreed to. The agent found a new tenant in no time but there was a £50*24months difference so I had to pay this, which I did.
When all this was happening the agent was so responsive- a lady called Agata .
But after all this now that I am chasing for my deposit no one seems to answer my emails since the 27th October 2020 I have sent numerous emails but no response not even a hold up email of what’s going on.
I am currently without money and I am leaving next month - since you reply to these reviews please can you tell Agata or whoever is responsible to please email me back.
It’s very frustrating considering that when you were asking money from me it took 5mins tops to get a reply but now nothing.
I left the house in perfect condition and also if there is a problem with the house or deposit why not email explaining what’s happening.
Guys please avoid this agency at all cost if you need your sanity.
Update: After this review on google the Agent did reach back and apologise but we are still waiting for her reply for when I’ll get the deposit. They even charged us a reduction in the deposit which we accepted cause we didn’t want any problems with them but still nothing. The property has now been rented out but for some reason getting back the deposit has proven to be hard smh - we understand that we are in a pandemic and the office might have less staff but at least a hold email will be professional

I called a few times but everytime they asked me to send emails and never replied. Tired of this, just don't use this company if you are a landlord.

Someone called James showed us a property which was apparently under offer, however he reassured us that the vendor was not going to accept that offer because chain involved on the buyer side. on that basis we decided to view this property and having liked it we decided to put an offer for it.
HOWEVER
considering this james never sent us an email ( to introduce himself or confirm the viewing) we had to call his office and the person who answered the phone while saying that this james wasn't in the office seemed to be quite surprised that that flat was shown to us as she pointed out that it was under offer.
I then told her what james had told us adding that we were interested in putting an offer. she said she would pass the message but we never heard back from neither of them.
We were highly disappointed with the service provided by this agency and without a doubt we would not use this agency anymore in future. they were not only disorganized but also unprofessionals.
I would strongly recommend to avoid this agency

Went through this estate agent to enquire about a flat in the Kingston area, apparently they work alongside another agent called Lucie white and company. Enquired about a property all went well with the viewing put an offer in and according to the agent 'it was the best offer' so I had hope and felt I was stress free and didn't have anything else to worry about was sent over some paper work to fill out for the tenancy form, was filled out and sent over and after this we would proceed with further important paperwork. Was not told anything for a few days. Randomly got a message in a few days stating it had been sold to someone else and was sold by another agent (Lucie White & Company). So i don't know what happened and all I know that somewhere there was a lack of communication and as a customer trying to rent out a property urgently this was not the best route I had taken as it was my first experience. I constantly had to chase for a result for reassurance and all I can say I will never be recommending estate agents or going through them again with the experience I was put through by these two agents. There was no sincere apology or any sort of advice or further action or help given by anyone. I am very frustrated as I did not expect this from such big estate agent companies. Alan the estate agent did not follow up the amount of time I called the office to speak to him was awful and everytime I was given an excuse that he was out of office or he was away from this desk. It took me a whole day to get hold of Alan and not once did he call me or leave me a voicemail. And when i did speak to me there was no apology which I wasn't happy about. I felt there was a bit of judgment there as a 21 year old student trying to rent out a property shouldn't be a problem as oppose to someone who's a mature student or older in age. So there was judgment and a lack of communication and no remorse about what they had did and as a consumer trying to rent out a property I will never be using this or recommending this company or Lucie White to anyone they clearly need to sort out how they communicate as businesses and with their clients too! I was then told the tenants were mature students and they had paid for the whole year as apposed to paying monthly but this really isn't the issue because I was let down by two companies who did not give me any sincere apology or any sort of guidance on what I should do next instead tried telling me there was alternatives which did not match my needs.

Regent Property staff started to follow up with me before the completion of the property. As I am a foreigner buying a property on the U.K. I was reminded to fill in a NRL form. When I was in the UK, Mr. Jon Woods personally came to meet me and explained what are the things I should do as a landlord and helped me in whatever ways he can. Whatever questions that I have were patiently answered by them. I really appreciate the help and assistance that they have given me when I was in London to collect the keys for the completion of my apartment. Without their assistance I would not be able to rent our my apartment in less than a month after meeting with them. I strongly recommend to use their service especially to Mr. Owen Cooper, Mr Jon Woods and Mr Ahmed.
