I am the elected Chair of the Residents Association, representing dozens of residents in a Peabodymanaged building — and I have never experienced such consistent, systemic failure to uphold even the most basic standards of housing management.

Peabody has:

Repeatedly ignored formal complaints, some dating back to September 2024.

Failed to comply with statutory obligations under the Landlord and Tenant Act 1985, including requests service charge accounts, inspection of receipts, and consultation on major works.

Allowed senior staff, including the Head of Neighbourhoods, Ben Siegert, to handle complaints about themselves — an appalling conflict of interest that would not pass even the most lenient scrutiny.

Engaged in delaying tactics to prevent complaints being logged, effectively blocking escalation to the Housing Ombudsman.

Dismissed a formal petition signed by over a third of our residents (seeking the removal of two underperforming managers) with an insulting offer of £25 in compensation — presumably to be shared among all signatories.

This isn’t just poor customer service — it’s an institutional culture of avoidance, minimisation, and gaslighting of residents. Their strategy appears to be: ignore complaints until people give up.

Peabody talks a good game about resident engagement and accountability, but in practice, it treats those who raise concerns as problems to be managed rather than stakeholders to be heard.

Avoid you can. If you're already a Peabody resident, document everything, escalate early, and don’t expect integrity or transparency without sustained pressure.

My flat leaking living room and my kid room floor is wet my carpets wet wall is wet
For 3 weeks I have reported they keep coming check and they going they don’t do anything crazy
I have changed 2 carpets until now
Terrible terrible
I don’t know now what to do
Every year same shit same problem

I've held of writing this review, praying, wishing, actually BEGGING them for a response but unfortunately after crying today and the lady on the phone 'huffing' at me that I had called again, I have no choice. My solicitor and I are STILL waiting for a response since the 24th April and this has been the most horrific experience of my entire life! I'm a homeowner of over 10 years, I'm not even buying a new property, I'm just extending my lease which my mortgage are providing the funds for me.
Everyone promises to call you back, everyone promises you they will help and get a manager involved and you get COMPLETELY IGNORED. I need someone to help or advise me please?! I've submit 2 complaints advised by their OWN STAFF. No one even bothered to get back to your compliant and I chased it up and apparently there is a back log of them. My mortgage offer has been extended once and they will not extend it again. I will lose my interest rate and all money spent for my valuation and lease extension quote etc. My solicitor and I have chased numerous times which costs me every time she sends an email or calls too, I have called and spent hours and hours during my work time and they just don't care. This cost me money during my own working day as I'm paid hourly.
How these people and this company sleep at night I will never ever know. They should be ashamed of what they put their paying customers through! Their own customer service staff bitch about the homeowner team on the phone to you and that is not what you want to hear as a customer, you need help and resurfacing that it will get delt with. They couldn't be more unprofessional and they sound like children answering the phone who have no clue or care in what they are doing.
This is make me SO ill and DEPRESSED and they couldn't care less.
All my solicitor needs is the approval for what she sent or some level of response to her email and they can't even reply to it!
Every response to these complaints on here are generic with no care of thought going into any message just copy and paste. We are still waiting for a reply for nearly 2 month now, please anyone that can give me advice please do.
NO ONE replies, NO one comes back to you, you can call, email, cry, BEG them for a response for 2 months, be signed off work with stress of it all, spend all your money, no one cares less, I'm sorry to say if your already with them but please please stay well clear from this most horrendous company if your are not!
I'm so ashamed I even own a property with them and I will be taking legal action for what they are putting me through.

Heartless. Qualified buffoons..

How could they do major works, I mean every single room (taking down ceilings, knocking down walls) and expect me to live in the property. I had to move out for 18 days and still had to pay the rent. I went through there complaints process and they found nothing wrong with that. I'm waiting for the ombudsman as almost a year later my house is still upside down. If it kills me I will get justice. I worry about the vulnerable people who don't know what to do.

If I could warn you. DO NOT buy a shared ownership property from Peabody.
Imagine saving up your whole life to buy a property and finally having everything in order. You pick a new building because it is clean and safe in a great area.
You are sold by the shiny brochure and it says you will be sharing the block with a majority of 'private rent' tenants.
You move in & you deal with littering, stolen parcels, fly-tipping, druggie neighbours, and anti-social behaviour.
The shared ownership floor has contacted Peabody numerous times to report several issues and all they do is send letters to residents reminding them not to fly tip or do drugs.
I don't mind living with DSS tenants, there are some nice people. But it is very clear that Peabody didn't vet who moved into what used to be a beautiful new build. These tenants do not care about a building that they get to live in for free. I care as I have a mortgage and living with these people has devalued the property due to the constant vandalism. I will never forgive Peabody for making the wrong decision to go to Greenwich Council during COVID without vetting tenant criminal backgrounds.
