AVOID OAK STUDENT LETTS AT ALL COSTS – Exploitative, Unprofessional, and Dishonest!!!

Me and five other students rented a secondyear house through Oak Student Letts, and it has been one of the worst renting experiences imaginable.

From the start, the property was in poor condition. The heating barely worked—my radiator valve was completely broken, as were others throughout the house. Most of the furniture in our rooms was damaged or unusable: broken drawers, wardrobes with missing parts, and desks falling apart. One of my housemates had a persistent slug infestation that lasted all year, and Oak did absolutely nothing to solve it.

We dealt with plumbing issues until March, including a disgusting leak in the bathroom that led to water damage. Maintenance visited the house multiple times only to tell us they had informed the company a bath and shower were needed, but management refused to approve it. The bathroom was only fitted after Easter, by which point most of us had already moved out. I left at the end of April, despite our tenancy running until the end of July.

On top of that, Oak Student Letts is completely dishonest with their payment demands. Before even moving in, we were pressured to pay £300 deposits still paying rent our firstyear accommodation. They failed to inform us in advance of multiple upfront charges—deposit, £750 of first month’s rent, and more. As students, this was completely unaffordable and felt like a trap.

But the WORST part was after we moved out. Despite the heating being broken most of the year and nobody being in the property during Christmas or Easter, they tried to charge us over £2,000 in gas bills—with no proof, no receipts, and no breakdown of readings. We asked evidence and were ignored repeatedly. They even claimed we owed £500+ each ON TOP of our deposits, which they attempted to withhold entirely.

After months of chasing, we had to go through the Tenancy Deposit Scheme (TDS) to fight our money. The company constantly changed the amount they said we owed, ignored emails, and when they did respond, they were rude, passiveaggressive, and completely unprofessional.

A name to look out : Owen. He was repeatedly dismissive, inconsistent, and disrespectful throughout this process. He even said our gas overspend was under £300 and would be waived—then suddenly claimed we owed over £1,200 without showing any real evidence.

Oak Student Letts are scammers. They take advantage of students, offer unsafe and neglected properties, and exploit their position to steal money with zero accountability. Do NOT rent with them under any circumstance. You will regret it.

This company is appalling.

At the end of the tenancy they tried to charge us £2,505.00 in damages, £1,500.00 deposit + an additional £1,005. We challenged the charges, and the response was to issue the same invoice but with an additional £587.00 taking the entire claim to £3,087.00, not in accordance with book keeping practice (same invoice number and date, just different amounts).

Owen Cosslett, refused to enter any dialog regarding the charges, other than to threaten proceedings. I pointed out that there were many discrepancies in his invoice, not adding up and in most cases the charges were excessive.

Cosslett proceeded to send the case to the TDS and in doing so was forced to detail his claim. He included fraudulent totally fabricated invoices as part of his evidence. He also only filed for the original invoice amount £2,505.00 not the last claim of £3,087.00

The TDS made a settlement passing £600.00 to the landlords for legitimate damage and refunding £900.00 to the tenants.

If you are unfortunate enough to be battling with this company, take them to arbitration via TDS, and get YOUR money back.

This company should not be allowed to trade, they are crooks and as such will resort to criminal activities to keep YOUR money.

I would strongly think twice about using this Company, they took over a letting for a property my daughter and a friend were renting in Nottingham for 2 years and then they tried to retain nearly 90% of the deposit. The sales negotiator, the title tells you everything, who had never visited the property when they took over the let, refused to communicate or explain her decisions. The boss Owen Cossett also had no interest in discussing the report only insisting we had a right to take it to Tribunal. Apparently he has heard stories like ours for 20 years! We were charged for leaving a loo roll, washing up liquid, bleach, and a few more useful items for the next tenants. No care about wastage just a means to keep the tenants deposit. Don’t forget to defrost the freezer, otherwise another £20. Don’t use the cooker or it’s another £70 for an industrial clean and finally they tried to use the deposit to buy 2 new mattresses even though they never inspected them when they took over. They managed to get a letter from a furniture manufacturer to say the mattresses couldn’t be cleaned but the same company was very happy to supply the new ones! The sales negotiator also damaged the mattresses by drawing on them! The marks that were originally there were the type of marks you accept being a student let and therefore we just decided we needed mattress protectors
In total they retained £570, luckily the tribunal is fair (thank you) and we managed to get back £580 losing £20 for the freezer and a bit for cleaning.However don’t use these people because in our experience they want to prove their worth to the landlord and keep you money! Take photos of everything otherwise they will use it against you. This company does not deserve one star! They are everything that’s wrong with a letting agency. DONT USE!!!!!

Absolute shower, so poor one star ratings is far too high. As many have said before take the money and run, they should be called Flog it and Scarper. Will tell you bare faced lies, and the customer is always in the wrong. Think the only reason people use their properties is the central notts location. The flats themselves are about average, but the service the letting agent gives is appalling, avoid like the plague
