They're refusing to share important information with prospective purchasers of a house on a shared private access road which is likely to collapse due to the severing of my rainwater pipe from my drain which is running to ground under the road. Northumbrian Water and a private drainage company have both confirmed this does not meet building regulations. The cost of maintenance and repair of the road lies with the five homeowners. The Ashes, Wolviston.

I'm not a customer, I'm selling my house with another company and I have told them that. When my house went up for sale they rang me near enough every day to ask if I wanted to go with them, I said no. They rang me every day for 2 weeks near enough told them to take my details of the system and blocked numbers but managed to ring again it's harassment!

<p>Be aware as you won't get important information. After putting an offer in on a property in Hartlepool. I was contacted by one of the agents saying that my cash offer had been accepted and I needed to pay £350 for searches, even though I was a cash buyer. I asked for a refund after the sale fell through 3 weeks later. I was then told that I would only get a refund if i used their services again to buy another property and only if it was completed within 6 months. I made a complaint to their complaints department and received an email from their area manager Sharon Richards. In the email, it was stated that I had asked for searches when i only asked if i could arrange a survey. I was also told that it was not the estate agents responsibility to help me with information about searches and surveys, yet they told me that i needed to pay for searches! It was also mentioned in the email that I agreed to conveyance searches two days prior to my offer being accepted. I don't know how that works lol. So just to enlighten people who are buying a property for the first time through Manners and Harrison. As it is not their responsibility to give you this information according to their area manager. </p><p>1:If you are buying a property and are a cash buyer. You do not have to pay for searches. It is your choice. Don't feel pressured into it. </p><p>2: If you pay for searches at Manners and Harrison. They will not give you this information until after it goes wrong. You will not get a refund unless you continue to use their services when buying another house and it needs to be completed in 6 months. You then need to pay for searches again and try and claim the old payment back after completion. </p><p>3: If you are purchasing a property. You don't have to get the searches done by the estate agent and can search for your own (Surveys as well) If the seller of the property has not found a property. I would suggest holding off doing searches and surveys until they have got a property (Another thing you won't be told by the estate agent) Don't feel pressured into paying out any money until you have had time to think and had time to research.</p>

I can't wait till the market flops and these estate agents have to work to try and get sales. I am a cash buyer and will not buy a house from anyone that uses this estate agents. 3 different occasions I have asked for viewings on houses and was told that they would arrange it and get back to me. No one called back and when I rang them the next day I was told that they are not taking anymore viewings as there was too many. One time I arranged for a viewing on a rental. I turned up and the owner didn't. I contacted manners again and asked what was going on and they told me that they had sent me the wrong date. I asked if they would arrange another viewing and they never got back to me. Will not bother ringing again even if it is an house in the criteria that I want.

Excellent service from start to finish. After a poor experience with another company, went we with Manners and Harrison to sell our home, they were extremely professional from day one, handled all our queries quickly and got us lots of viewings. They helped us negotiate on our purchase and made the whole experience as stress free as possible. We would particularly like to thank Beth, who looked after things brilliantly. Would also highly recommend using they're solicitor's as Rachel who dealt with things with us was also great.

Top quality customer service and always there no matter what. Highly recommend this branch. Sold our house within weeks, and followed the service on after completion!

Excellent salespeople at first visit and during the valuation of my property, but their service went downhill very quickly afterwards. Some of my highlights include:
* Being told by sales rep (valuer) that to get the full valuation price my asking price should be the same as the valuation, then every member of staff afterwards tells me it should have been on 5k higher and that if I'd told them they would have recommended this!
* Promised there were numbers in the double figures of potential investors interested in my property as well as private individuals, easily 20 to 30 people just on the books to contact (I was told) but when I asked the junior staff member who was doing the ring round she'd called 6 people in the first week.
* Viewers not turning up (3 occasions) because they didn't have their appointments confirmed by M&H, I ring estate agent who calls customer, estate agent tells me the customer forgot but is on their way, customer tells me the appt was never confirmed and one showed me her texts and call history to confirm it! Blatant lies from M&H.
* Told potential buyers (2 that I know of) that they were sure I'd listen to offers 2.5k to 5k under the asking price, when I've specified from the outset I won't accept less than the asking price and specifically asked them to tell anyone interested this was non-negotiable.
In fairness they used to have a good rep and it may be that being brought into the Sequence group has prompted the drop in standards of service, I'm not sure when that happened though. Please steer clear if you can, I'm going to try alternative local agents to get a sale.

Elizabeth Kelly has been our property manager for about a year now I think. She has always been really reliable, polite and friendly. Every time I have had a maintenance issue she has really been on the ball with sorting it out, and always replying quickly and helping as much as she can whenever I have needed her, she is a great asset to the business!

I have lived in the same privately rented property in Billigham for over 30 months, a year ago, I received a marketing card from the Manners and Harrison office in Billingham, asking if i was looking to sell my home......I don't think my landlord would appreciate me selling his house, so i called the office and asked them to stop putting the cards though my door........all was well for nearly a year, until i got a card through from the Stockton office, *asking if i wanted to sell my home, I called her on the number on the card, she was very rude and insisted that a card hadn't been posted through my door....this was later admitted.
