BE WARNED AS ABOVE COMMENTS! Avoid this letting agent at all costs! Rent is never on time, you call and you are met with excuses after excuses! Couldnt find me a tenant and broke the contract on a few occassions. I was with them for approx 1 year, in that time they did ONE inspection of my property, avoided my calls and made excuse after excuse whenever i asked them a question about my property. NEVER got my rent on time (sometimes a month late) and that was everyone elses fault apart from Learmonts! Management poor, no customer relations skills at all, they take their commission and DO NOT provide a service. I asked for no benefits or smokers in my property! Low and behold i got both! Resulting in me having to repaint the whole property. They take NOTHING to do with the deposit scheme eventhough landlords are not legally allowed access to it they pushed that onto me for responsibility! Total
Joke! Whenever tou ask a question they accuse you of being cheeky! Lol they are a total joke! AVOID AVOID AVOID, they literally take your money and DO NOT LOOK AFTER YOUR PROPERTY OR INTERESTS! They have caused me so much stress i am now off work with stress, as soon as i get better i will be seeking legal advice. My tenant was leaving my property pn the 18th Aug, still in contract, Learmonts stopped being my agents 2 working days before this, so thanks to another letting agent stepping in for me the current tenant could of left my property in any state as no one would of been there to do the exit itinerary etc they 100% dropped me in it, showing complete lack of professionalism, they didnt even have the decency to call me! They sent a one liner telling me my keys would be returned to me. I have never met such a cowboy company in my life! Shocking! Please avoid this company for the sake your own health and finances.

Michelle Morrison and Andrew Hamilton of Learmonts are involved in the theft of tenants and landlord's money for their own personal use. They have taken mine and my flatmate's security deposit, never placed it in an approved tenancy deposit scheme and now say it's gone and they are 'winding the business down'. As Daniel mentioned below, they are indeed con artists and we are currently exploring avenues by which we can regain our monies and ensure these people are not able to thieve from anyone else again.

I would warn everyone to avoid this company like the plague. We had numerous problems from the very first day we moved in. Emails were sent but there was always an excuse (usually someone else's fault, they never accepted responsibility). Now we're 2/3 of the way through our tenancy we've been informed were being served with a notice to quit without a reason being given. All we ever wanted was repairs to be fixed in a timely manner and problems to be dealt with swift. We will never use this company again and won't recommend anyone we know to use them either. Takes ages for them to respond to you and when they do its usually a pack of lies.

Avoid these * at all costs. I am a landlord, who trusted my property management to Learmonts. After countless late payments of rent to me, eventually they stopped paying altogether. On top of that, they have now attempted to blackmail me by refusing to pay their debts if I terminate their management of my property! They have misappropriated my funds, and are now unable or unwilling to make good on the criminal theft of my rental income. I'm disgusted by these con artists.

Very poor letting agent.
Stayed with them for years through convenience rather than the service they provided.
Finally cancelled this month as they are so bad it takes all my time chasing up their mistakes.
As many others say the rent money is never sent to me on time even though the people living in the flat pay on the due date every month.I get a different excuse every month,it is pathetic.
They never give you a straight answer about anything and although pleasant to talk to I no loner trust a word they say.
