When we first met James, he spent a lot of time with us explaining how the 'look' of our flat on Rightmove and Zoopla had to be right. He spent a good while talking through the little changes we needed to make, so we could take notes, and then came back again to see what we'd done before getting the photos taken. His attention to detail here left us realising he's very passionate about his job and making sure he does all the right things to help us stand out online.

His attention to detail here left us realising he's very passionate about his job and making sure he does all the right things to help us stand out online.
The photos looked amazing and he also did a brilliant video too which we were really pleased with. We were so happy he's made us work hard to present it properly as when we saw the images it was obvious why he' taken this much time with us.
What we liked about James was the fact that he was honest. He gave his original valuation, and it was lower than we'd hoped, however he said he'd try higher for us as we wanted to see what happened.
After we realised it was too high, we reduced to the level James had valued us at and we got more viewings and offers, and to be honest, his original valuation of our flat was accurate.
Once we'd got an offer, Susie and James continue to deliver a great level of services by helping us throughout the legal process and resolving any blockers.
I would definitely recommend James and fish need water, and have already told friends about him. He wasn't an obvious choice, but you feel you're dealing with a person who cares and not a Company. James told us he's self-employed and it was noticeable. He was doing viewings for us at 8pm, on Sunday mornings and talking with us regularly late into the evening. We know we wouldn't have gotten that kind of personal attention anywhere else and we're happy that we made the decision to use him.

James was very honest on the get go and gave us alot of feedback and information. He didnt sugar coat anything or get our hope's up, we appreciate his honesty.
James and his team were very responsive. We had a number of views, even on weekends and late in the evenings. They always provided us with feedback which alot of other agents didnt do.
Susie from sales progression was very helpful worked really hard to keep things moving and provided us with regular updates on the progress of our sale.
Out of all the agents, James and Susie worked harder than any other agent to get our sale through. We’re so happy after nearly 2 years trying with other agents that we can move on with our lives
Would 100% recommend them as they are the hardest working agents we’ve come across to all my friends and family and will definitely consider them in the future.

However, for the last few years, the council completely neglected the property so by the time I decided to sell it (after a long drawn painful process of getting it back from the council), it was in a shockingly poor condition. At the time I had moved overseas and needed a reliable and trusted real estate agent on the ground to help me through the process of getting the property ready for sale. I had spoken to Fish Needs Water before my move overseas, so I contacted them again and got to know James. I knew I wanted to get the flat cleaned up and presentable before the sale, but he convinced me to refurbish it to a high standard in order to maximise returns on the market, as he knew what buyers want. I felt confident I could trust James to do a great job and he did - he kept me updated throughout the process, sourced fittings and fixtures at discounted prices and actively tried to keep costs lower. Although the budget did stretch because of the high specifications, this ended up more than paying off when, almost immediately after we listed, UK had it's first covid national lockdown. Things went slower than we had hoped, but we managed to get a very interested buyer within a reasonable time even amidst the lockdown, and for a great price that would have been impossible without James' input - they even paid to "dress" the property up as a show home to garner more interest. The buyers love the property!

James and team were amazing.
Out of all the agents we invited to appraise the property, James was the most down to earth and had the most pragmatic approach to the sale: present the property well, set a good price, generate interest, and drive the price up through competition to balance a quick sale and a good price. That's exactly what happened, and we sold for over the asking price, which was a great result in a skittish market.
To do so, James instructed us exactly how to present the property, down to the spacing of the ornaments and the arrangement of the books on the bookshelves. It never looked as good as it did in the photos they took, and the photographer was patient with us as we adjusted and readjusted for the perfect shot.
When it came to progressing the sale after the offer was agreed, Susie and the team at the office did a great job, pushing the vendors while my conveyancer kept the pressure on their solicitors. Communication was great throughout the whole process, with emails and messages getting a response right away, and James always available at the end of the phone, right up to the day of completion.
I recommend James and the team at Fish Need Water without hesitation.

As a landlady, I used the services of Fish Need Water for over ten years. They consistently found me reliable tenants and were able to assist with interventions for repairs during this period. I was also kept regularly informed of changes in legislation and market information that could affect me. It was natural for me to turn to them when I decided to sell my property in 2020. I was very impressed with the highly organised way that the process was undertaken, from coordinating some repairs & maintenance immediately following the departure of my tenants to arranging a series of visits by potential tenants within days of my decision to sell. In such challenging times (Brexit/Covid 19), the whole transaction took only 3 months as FNW were able to recommend a highly efficient and very reasonable conveyancing service with whom they work on a regular basis. I have nothing but praise for the staff, particularly James and Susie, who were clearly working unsociable hours (and remotely!) to try to satisfy both the buyers' and seller's wishes to have the sale completed before Christmas, which they did achieve. The coordination with everyone involved was orchestrated extremely well by FNW and I would not hesitate to recommend them to anyone who is seeking to appoint an agent who really do what they promise. FNW are truly in a league of their own and I consider myself lucky to have come across such a highly motivated team. Thank you so much to all at FNW for your outstanding service over the past decade.

Firstly I would like to thank you both for your professional attitude and quick responses to my calls and emails. Your advice has proved to be pivotal in my sale, you were careful honest when advising me, regarding potential buyers and I am great and glad I took your advice, Susie was great also when booking in viewers and supporting me through the process, feedback from potential buyers were prompt and informed, thank you Susie for chasing the buyer and solicitors etc.
Once James had secured my buyer, he went far and beyond what I’d expect of any other agent I had used in the past. Due to my circumstances and my original seller pulling out on me, James suggested he could write to all the homeowners in the area I was looking in, after some thought I asked him to go ahead. He did exactly that and sent out over 300 letters in behalf, not even charging me for his extra time, I’ve now because of his efforts I’m now buying a property in the exact location I wanted and it wasn’t even on the market. He found me a property through his own proactive approach and has been brilliant!
James doesn’t just help you sell, but he helps you find a property too! It’s also worth mentioning that he put me in touch with a RICS Surveyor and instead of having to wait weeks, I managed to get a survey booked in a few days!

From the onset we felt that we were going to get a rounded approach from James and the team at Fish Need Water in order to get a successful sale of our property. We took the option of doing our own viewings, it was cheaper and gave us the option to talk to buyers about what it was like to like there. The process was well supported by Fish Need Water with plenty of viewings, advance notice of who was coming round to do the viewing, good feedback after the viewing etc. The price negotiations were done strictly via James as agreed at the onset of the selling process. The after sales process was well managed via Lorraine who was excellent at communicating calmly with all sides to keep things moving , especially when things got a bit fraught.

Great agent! Very effective and helpful!
I used FishNeedWater to purchase a property and James and his colleague Lorraine have been absolutely amazing from start to finish. James was very efficient to arrange an appointment and so clear throughout communications following the viewing. We even spoke on weekends and Sundays when I had further questions about the property! He was really friendly and supportive throughout the process, which when buying can be a very stressful and daunting experience. There were delays with the bottom of the chain at my end and James and Lorraine did everything they could to support with that aspect too, even though it wasn't their responsibility at all! They were really efficient and supportive, and I am genuinely grateful for their help throughout. It felt like a family service and having previously bought through larger agencies, I would now think twice, the amount of help I got was incomparable!

Then we ad lockdown, and more excuses for why they were delaying exchanging contracts. Then they pulled out. Then they reduced their offer by over £50,000!
I spoke to James from fishneedwater (I'd dealt with him in the past) and the moment estate agents could work again, he had me listed on the market for sale and viewings booked by the weekend!
And I'm sooo glad I didn't negotiate with my previous buyer as he got an offer the same as their original offer from nearly a year before.
Unlike my previous experience, all the issues were with both solicitors, who frankly weren't particularly good. However working with James was Lorraine and she was priceless in chasing everyone and keeping things moving forward when solicitors seemed to be labouring over stupid issues!
What I liked about using James was the fact he'[s always bubbly and was always happy to chat, and unlike before, he always called me back or sent me a whatsapp message telling me he'd call when free, and he always did call. He's passion on a stick about his job!
I'd definitely use these guys again. I know he worked hard to get me the price, that I didn't even think was possible after the horror show I had previously. He was just brilliant!

He then managed to negotiate with the buyers upwards two time so that I ended up with a sale price I was very happy with. He also recommended AVrillo solicitors to me who were efficient and extremely fast - as well as less expensive than other quotes received. Lorraine at Fishneedwater was also fantastic and kept the sale progressing brilliantly throughout the conveyancing process - I can honestly say from start to finish I've not sold a property so quickly and so stress free before. I can highly recommend James and his team.

We used fish need water after we first tried a local agent, who are one of the bigger agents in the Triangle.
We trusted them, and they let us down badly. After more excuses than actual viewings we were left thinking there was something wrong with our home!
James at fish need water was recommended to us. They were based in East Dulwich so I was a little apprehensive he'd know the market here in SE19. I needn't have had those doubts. He brought along lots of information, about how much houses had gone up in value in our actual postcode section. He showed us how flats had gone up too. He then showed us how the first agent had got it so very wrong, and his observations were in fact, on the money.
With nothing to lose, we decided to trust him to put the property on the market at an attractive price, and he said he would raise the buyers offer! Again, we were nervous, as I couldn't understand why a buyer would pay more! But, with nothing to lose, we agreed.
The obvious difference was the number of viewings. Hugely more than our local agent. 4 or 5 times more in fact. Viewings at 7pm, 8pm, Sunday afternoon at 5pm. He seemed to be keen to get everyone in, regardless of the day, and was always really characterful, positive and happy with the viewers.
It took a while, which he said was likely due to the fact we'd sat on the market initially for a long time, however we got some interest and interestingly he asked us if we could all sit down to meet each other, which me and my husband agreed to. The seemed to seal the deal. Our buyer was lovely, and we ironed out all his queries regarding schools for his children. James then somehow, and I have no idea how, managed to convince the buyer to raise his offer not once, or twice, but three times and we settled on an amount £15,000 higher than our asking price!
After that we deal with Lorraine who pretty much carried on with the same communicative and excellent service we'd already received. She updated us regularly and gave us great advice throughout.
I wouldn't have even considered them had a friend not mentioned the Company and I'm really glad they did as I feel they've been excellent throughout. So much so I recommended my Dad and he sold that too in similar style with bids coming in and a better result than expected.
Definitely recommend the Company. A refreshing service in fact, especially after the last agent.

I also liked the fact he charged a sensible fee and then a bonus structure that gave me the confidence he’d work hard to get a good price, as he’d be chasing a bonus, so a win-win for both of us.
When he suggested putting the property on at a lower price and using ‘offers over’, I’m not going to lie, I did have doubts and think it was a game plan to get a lower offer accepted!
I couldn’t have been more wrong.
He had two open houses, and over 30 viewing, on a £1.1m house and ended up negotiating several buyers offers for a few days. This is where I knew he was working for his bonus, as he kept calling me saying ‘give me a few more days please’.
In the end we accepted an offer £150,000 over the asking price and we are absolutely over the moon, as its helped with our plans enormously.
You’d think he’d give up there, but no, through lockdown he was updating me, chasing the buyer, keep things moving along and even after all that, he’s helping my brother to find a rental property, going above and beyond anything I’ve experienced from estate agents in the past. I know I can call him for advice on my own purchase and he’ll be straight with me, and has been all along.
100% I’ll recommend him. He works hard for his clients and I wouldn’t be put off by the fact he’s a small company. He talked more sense than any of the other agents we saw from the start and true to his word, he delivered in spades.

I stuck with them but things slowed to a trickle and I felt my time had come to an end.
There’s an agency at the bottom of my estate and I thought I’d ask their agent James to come along and tell me his thoughts. Straight away he was enthusiastic. He told me what they were doing wrong, how the pricing ‘strategy’ was wrong. Also how they simply weren’t motived to get the best price as they’d already been paid. I hadn’t thought about that when I first went with them. He said he could improve photos, the description and change the approach.
Wow! It went berserk and I had what must have been 30 viewings in the first few weeks. After several offers I have just accepted an offer a whole 15k more than Purple Bricks and he’s even kindly agreed to pay off my Purple Bricks fee too! Amazing.
Everything he told me was correct. His valuation and the information he sent me very detailed and totally accurate, and in fairness far more detailed than what I had from the first agent. Everything about his service, from the number of viewings to how he carried them out was on a different level to the low cost agent. He was even viewing at 8pm to fit everyone in. He is worth every penny as I’m now walking away with more than 10k more!
Purple Bricks are low cost, but actually on this occasion they haven’t been very good and the better agent won in the end, as well as me the client as I’m more than happy with the result.
I’d definitely recommend James and Fish Need Water. Great service.

We originally met James at a different Company, but we liked him, so decided to give him a go as at Fish Need Water he was ONLY going to charge us at the end if we actually sold our house. The first thing that stood out was the amount of detail in his valuation report he sent us. Some other agents barely wrote a few lines. James’s report was a few pages long! Lots of property information. What had sold, what hadn’t and why he thought it hadn’t sold. Really interesting information that he showed us from the Land Registry and how much prices had changed over the years. We definitely thought he showed a lot more passion about his job than the other agents and we figured that passion might be useful for us. Our house was located on a dual carriageway. We knew it would likely hinder us, and we thought his passion would help us. It took a lot of viewings. Over 50 in fact. It did become a little disheartening at times and most were put off by the perceived dangers, road noise and assumed pollution etc. It did get to a point where we considering taking a break, but he kept going, always chatting away to buyers, sending us messages with their comments (not always brilliant) and kept us motivated as he always seemed confident. In the end we had two offers, and we were over the moon. He managed to negotiate for us with some fixtures and fittings we were willing to leave behind. He even helped us by giving us some great advice with the house we wanted when we were negotiating with the seller directly. His fee was really fair given how much work he’s put into selling our house and we’d definitely recommend using him. Brilliant Company and 10 out of 10 for effort. Susie was great too and kept the sale going along nicely and quickly.
