Jonny Green on 17th Jun 20235 Star Review Coastal have been the best agency I’ve used in my 15 years of renting, by a long, long way. From moving in almost 4 years ago till now, we have had such a positive experience! Alice is the main person I’ve dealt with and her response time is so quick and always happily assists with any issues we have with the property or any queries I have, no matter how small they may be. Alice is also super friendly to liaise with and if there is any aforementioned issues with the flat, she can sometimes get someone out to fix the issues the same day which is almost unheard of in my previous experience renting properties.

Coastal Management are a very good landlord. There are pros and cons to them as you would get with all management agencies.
Pros - Always able to contact someone to talk to about repairs, tenancy issues etc. Customer service on the whole really great. Alice always responds to emails efficiently and quickly. She is a credit to the team. The upkeep of the garden is brilliant and the rent pcm is a reasonable price.
Cons - Repairs can sometimes take a long time to get fixed. For example, it took nearly a year to get some outside security lights fixed for our block of flats. It also seems like the landlord doesn't care about the block of flats anymore. The upkeep of the communal hallways is minimal I would say it has never had new carpet or a lick of paint since it was built as with my own flat I don't think it has had new carpets as they are threadbare.
Overall, I feel the landlord no longer cares about the property but the agency care about our property and Alice is a credit to the team.

We had a problem with the hallway light which we mentioned and after chasing up a little while later, it was sorted which was great. Beth has also been arranging to sort out our windows so the house is warmer. All in all, it's been great to have Beth sorting out our queries!
With regards to Coastal in general, the high agency fees are something I always find frustrating because it comes to a total of £540 for the three of us. The paperwork and admin that arises from us renting this property (I imagine) has totalled up to half a day's work so far which would cost £40 - £50. That means the company takes quite a lot of money on top of that (and I imagine profit is made from the landlord also). I've paid agency fees each year for the past 3 years and frustratingly, it all adds up to a large expense which I struggle to afford (then, being a student and now, recent graduate). For that reason, in the future I will always look to rent straight from a landlord.
Other than the fees, everything else so far with Coastal I'm really happy with!

After years of having a torrid time with Letting Agents in Brighton and Hove my faith has been restored by the wonderful Coastal Management Ltd and especially (but not exclusively) Joanna Bush.
The process of moving in was made exceptionally easy and my expectations were managed to perfection. Any issues that arose during my tenancy were dealt with immediately and the team always seemed to go beyond the call of duty.
I only left due to being re-located for work but Coastal will be my first port of call if/when I return. The recovery of my deposit was very straight forward and efficient but I had expected this to be the case after such a lovely experience from the beginning. The atmosphere in the office and nature of the staff is not typical of the mainly hard-nosed letting agents in the area and I wish them all the best.

Coastal Management have been the best agency I have encountered to date. After doing a LOT of research, their prices were great and there were no "hidden fees". I was actually pleasantly surprised as I often prepared to pay more (for a guarantor for example), but they assured me that it was all included in our initial fee - they didn't come across as "money-grabbing" as other agencies seem to be. Hannah was fantastic. She was so responsive, friendly, enthusiastic and informative towards both me and my family. She did everything she could to get things sorted for us and made the whole process a smooth one. Only negative is some of the jobs done on the house by contractors seemed to be a bit of a "bodge-job". For such a lovely property, I feel more effort should be made to ensure small alterations/fixes match the high standard of the rest of the property.

I was a tenant with Coastal for nearly 4 years and have only ever had a positive experience in dealing with them. They left me alone unless I contacted them which I really appreciated, it felt like I was trusted to look after my home. The rent was reasonable and only went up a nominal amount during the tenancy. When things went wrong like the boiler broke down it was repaired the same or next day. I found the staff in the office to be brilliant, always attentive and courteous. I left the property because the landlord decided to sell but otherwise I'd have liked to have stayed long term. Leaving the property was made easy by the office staff who kept me informed and I received my deposit back in no time.

Unfortunately, in this instance, all the negativity ultimately proved to be justified. Save yourself a great deal of unneccessary stress and financial pain: do not make the same mistake as us.

I would strongly dissuade anyone from using this company. We saw the reviews when we were in the middle of signing our tenancy agreement and thought we'd be optimistic and give them the benefit of the doubt in spite of their rating of <2 stars. Unfortunately, in this instance, all the negativity ultimately proved to be justified. Save yourself a great deal of unneccessary stress and financial pain: do not make the same mistake as us.
- Our building was full of smokers, and - as, the buildings are very old and full of holes, cigarette smoke regularly diffused into our home. Coastal were extremely unforthcoming and evasive about this fact until after we'd signed the agreement, despite knowing we had a 4 month old daughter.
- The communal areas were shabby and in a poor state of repair. It took 5 months for the lock on the front door to be repaired.
- We were charged £10.00 of our damage deposit for leaving a single hair in a sink. We were extremely careful with our cleaning not to give them any justification to fine us, but they still managed to find this tenuous pretext. Complete farce.
Whilst there are nice enough people working at the front end - the company's core ethos, underpinning every aspect of the business, seems to be extremely exploitative and ruthless. Read carefully through your tenancy agreement and you will notice that it is unusually punitive; full of abnormally harsh penalties and fines. For example, if you leave a push chair in a communal hallway, it will be removed without notice and you will be charged for the labour. Evidently, they are a company with very little in the way of empathy or faith in people, and whose dealings are routinely characterised by conflict and negativity. With so many more pleasant letting agencies to deal with in the local area, there's no need to give them your custom and live under their shadow.
I would be extremely wary of using them if you have any other choice - particularly if you are a family looking for a safe and stable feeling 'home.'

What agent could do to change your mind?
Reasonable rent and letting agent fees. Whilst I don't agree with Letting agents charging the tenants and the landlord I felt the fees charged by Costal were reasonable compared to the market.

From the start i found Costal to be a very good agent.
The onboarding of us as tenants was easy and when there were a couple of issues with the house in the first few weeks they were sorted quickly.
The always answered our queries quickly and constantly kept us up to date on the development of the tenancy. when they landlord decided to sell the house this was also dealt with very professionally and whilst it was not ideal Costal made it an easy to handle process.

I rented a flat in Hove from 'Coastal Management' for 18 years. I found the Coast Management team to be friendly, supportive and very helpful with any problems with the flat that arose over that time. Any problems were dealt with promptly and efficiently and I when I had to move out recently due to the landlord of the flat putting it on the market, found that 'Coastal Management' were supportive in aiding my move from the property. I can wholly recommend 'Coastal Management' as a letting agents as I enjoyed a great relationship with them during my tenancy.
