No due diligence done on any properties. They find 3 up to date compatibles. The onus is sell sell sell and empty rhe clients bank account. All the good reviews on allergents are fake with different IP addresses. Nobody there is a property expert, there's only one or 2 that actually own their properties. Once they have your money they ditch you and fallback on ts & cs. Most properties are either available on open market or have been but are so poor they are offered to choices. Stay away.

Stay away. As mentioned by other reviewers, they are keen to take referral fees upfront and only after enough digging it seems that many of them are indeed NOT suitable for a normal mortgage.

Hi I don't know how people give good report or review where I have lost all my savings for years one was they make me invest on an off plan property saying you can sell the house after completion and make money that way yes right I then got a surprise of my life as the solicitor said you cannot sell a house without owning y, then I got stuck and if I could not buy will loose deposit and I did not have any support the phone was not responding I suffered many unsleeping night and have at the end borough money from even my worst enemy and have had a mortgage then they started to answering the phone. Another experience I agreed to buy a house from cash and choice advise me that they have checked the house and that was wrong at the moment after a year I still spending money trying to fix it not received no rent yet sorry will not recommend to anyone to do business with choices investment all they after is is their money and after nothing

One of the worst agencies I have dealt with on all levels!!
The properties are advertised as mortgage-able, as it turns out you have to lie to the mortgage company in order to obtain the funding. As buying through a 'buyers club' is not accepted on most mortgage's.
We had our mortgage's declined after they knew we were dealing with Choices, after paying £7000 in fee's up front plus search fee's, solicitors fee's etc..
Choices with then do the very best they can NOT to refund your fee's, ignore emails, pretend the only person who can refund is not available (after many phone calls) etc..
There are many honest companies out there and this is not one of them. Please avoid if you value your money!!

I feel compelled to write and share my recent experiences regarding Choices Acquisitions in the hope that they will address some of their misgivings.
I embarked upon a series of purchases (all off-plan) and naturally with their exorbitant âretained client feeâ and minimum £4500 âcommission feeâ per property, they were all over me like a rash!
I was offered an "opportunity" to purchase another property, on their advice, as it was just, âtoo good to be true!â To cut a very long story short, I spent months trying to understand why we hadn't even got to âexchangeâ (despite the vendor insisting on a very quick timeframe) and battling with virtually non-existent communications from various members of staff based in Interlet House.
Their attitude towards me has changed considerably since beginning to challenge them on a number of issues and because this is a public forum, I'm sadly unable to articulate my disappointment with Choices Acquisitions as robustly as I may otherwise.
I have tried raising my concerns, even at Director Level and guess what? No response whatsoever!
After four months, Choices Acquisitions finally agreed to refund my deposit and commission in âfull and final settlementâ however this whole debacle has left me several hundred pounds out of pocket with no offer of compensation. The question of âdue diligenceâ raises its head here as I'm not convinced this was done.
I would strongly urge anybody considering purchasing via Choices Acquisitions to think very carefully about embarking upon a âretained clientâ relationship. There are numerous other Agencies out there offering identical services with no joining fee and whose approach to Customer Service is far superior.

No apology from Stedman. Just told I accepted their t&c's. This company has no service. Once they have your money they are not interested and just wait for you to breach one of their terms. If the property is not as described its your problem. if you can't complete in 28 days they take your money. Do you want to take this risk.

Worst experience and worst returns on my investment. DO NOT INVEST with the company.
- The property was claimed to be offered BMV, it wasn't
- Pictures of the property was not representative of the quality. A clear mis-sold
- Ivan convinced me that the builder will complete the work once the sale has gone through. No support after the sale had gone through what so ever. Only passing calls between sales and managing agent.
- I was promised rent of £750 with tenants. When I took over the tenant were paying £600 (again a clear lie!) I could only increase the rent to £650 with the new tenant.
- I was promised for the members fee Choices will help increase my portfolio. 2 years since my first property, I haven't received call or marketing material from Ivan to follow up my investment plans. Let alone achieving my portfolio goals.
- On complaint I was refunded my membership fee which was after 4 months of me following up response for the complaint.
- The management agents (choices again) took less than 4 weeks deposit which resulted in loss when the tenant moved out as they had damaged the property
- Most managing agents working with Choices, at least the one my managing my flat, were part time. which meant no continuity. It took 2 months after the tenant vacated the property to get work done.
- 3 months on they haven't yet found tenant for the flat. 6 months of rent loss.
Do not invest with the company its fraud!!!

Without any shadow of a doubt, the worst company ever. I purchased a flat in Manchester using Choices Investments and ever regretting since. They charge unduly high fees, sell above market value but they claim they are selling you BMV and to add insult to injury, they sell you c*** property. None of these things were informed to me before proceeding with the transaction. I have contacted several times Ivan Brown to arrange a mortgage or help me in some way but he will only give you false promises which can never be kept. Totally unprofessional company
