What agent could do to change your mind?
It isa old house in a rual setting with a excellent school, so with hindsight it the rent should be about £100 more. The fully managed fee is too high, as agent rely on tennant and contractor, that problem are solved. No visual inspection, to ensure leaks or similar are solved
