We needed to find a short-term let in Edinburgh with practically no notice and on a tight budget. We had our two young kids with us and were hoping also to find somewhere that could take our cat too. Factotum was one of the few agencies which had any properties available at all. Kerrie was prompt at responding to my emails and answered all my many questions patiently and effectively. When we mentioned the cat, she was able to negotiate our request with the landlord and the whole thing was managed professionally and respectfully on all sides. Contracts and keys were all dealt with very smoothly, and as we were staying there for a few weeks we were able to arrange a few quick repairs to the flat as well as replacing some broken equipment. The flat was absolutely superb and our stay was cushioned by the fact that we knew we were dealing with good and responsive agents. I was expecting the worst from this experience, having never rented before and being especially wary of the short-term market in Edinburgh, but it was completely unproblematic. Would highly recommend.

My business requires renting from 10 to 16 flats within a given 12 months, and the longer I have worked with Factotum, the better my service has gotten! I am delighted to find Kerrie, Andrea, and also Jack Carmichael are always there to help my tenants with their needs, which often require an unexpected repair or request. Kerrie, especially, has taken a keen interest in how my business runs, so that she can be of further help to me and my own customers. I would not use anyone else for Newtown rentals.

The service delivery and efficiency of those I work closely with (Kerrie, Stacey, Andrea, Jennifer and Jack) are excellent. All going out of the way to help with the marketing, management, tenant relationship and administration. If this wasn't the case I would refer my grievances to top management and all would be resolved. As a landlord you get out what you put in, so I believe that the tenant is always right, that you have to foster the relationship with those you work with (tenant & Factotum team), that your property investment requires to be at its optimum throughout the year. What I appreciate is that all matters are communicated by the team and treated to immediate resolution. My summary, that Factotum and its staff are right up there, a first-rate service provider.

As a landlord, I have different rentals, short, long & Festival term properties. The teams managing are different though all staff do assist as and when required. Stacey & Andrea work with my 'Long' terms property and have been outstanding with the tenant vetting/selection. All matters are treated immediately with prompt relay of information resulting in the tenants getting a first class service. A company is only as good as itself staff investment & with Factotum, a more bespoke family team approach, I know that my future property investments are in excellent hands.
It is apparent that when meeting or corresponding with Chris that with his 30+ years working in the Edinburgh residential property letting marketplace> Chris has the knowledge and stamina to assist my family in all areas pertaining our business. As a landlord, I have often presented questions to enable my property portfolio to grow. Whether reviewing the pricing, furnishing, property purchases, market changes etc. I know that Chris has everyone's best interest and presents sound advice. Both Chris & Harry are great sounding boards and continue to maximize occupancy and revenue at a competitive price. As a landlord, I'm running a business and I appreciate all comments from the staff/management & importantly the end users tenants' feedback to ensure the business remains strong. Factotum's top management are always available to advice with their hands on approach and integrity. Sound advice is always welcome from the executive team.

Factotum Letting have been fantastic. We live in Edinburgh and had sold our property so were needing to rent whilst we waited for the new property to be ready. As we have a dog we were finding a rental property very difficult and most agents in Edinburgh were not even prepared to try. After contacting Factotum Kerrie replied to my email promptly with a selection of properties that were available and if I was interested in any of them she was prepared to ask the own if they would consider a dog. Kerrie found us a lovely property and has responded prompty to any email or phone quieries I have had over the months. We now need another property for a couple of weeks and again she has worked very hard at finding us one. I would highly recommend Kerrie and Factotum to any tenant and landlord.

Factotum know the Edinburgh market extremely well having been in the business for more than 30 years and established a solid reputation with both tenants and landlords. And they are effective too: my short-term and Festival let property has had almost continuous occupancy for the past two years, the longest void being three weeks for decoration. Olivia and Kerrie are the people I currently deal with: they are both totally professional, experienced, with good judgement of people and excellent negotiation skills. They respond quickly to emails and pay fees quickly too. They are also delightful people to deal with and I recommend them without reservation.

Kerrie MacDonald, my current manager looks after my property most diligently -�as if it were her own. My flat is continually let with good reliable tenants and any time an issue arises, be it a leak, repairs required or help with internet access Kerrie will contact me immediately and it is resolved quickly and efficiently. Chris Boisseau the director of Factotum is very approachable and will always be there on hand to resolve anything as it arises. Even out of hours I have found them to be most helpful.

Factotum have been attentive, professional and effective in their management of my flat.
