We had an absolutely awful experience renting through EPS from start to finish. Every request WAS too much trouble. Hasan who was the letting agent we dealt with was an absolute cowboy and bully. He was persistently threatening throughout our tenancy with no respect for renters, and treating us as an inconvenience. He had no respect for the property and our right of quiet enjoyment of it.
On our final viewing, the cloakroom floor had water damage which another one of the letting agents said would be rectified prior to us moving in. However, they later reneged on this, only agreeing to replace it after the first year.
At the initial handover the property was filthy and he was verbally abusive with us when we asked for the property to be cleaned. When we called him out on his unprofessional manner he stated “I don’t work for you, I work for the landlords.”
We had a very frightening incident where our letterbox was filled with bailiff notices from a former tenant, but Hasan was not willing to contact the previous tenant about this, meaning we had to contact the bailiffs ourselves.
During the tenancy it became obvious that the waste pipe from the property had not been connected to the municipal drain as waste started to leak from the manhole in our bin store. We didn’t even bother contacting Hasan about this as we knew this would worsen an already stressful situation. Therefore we spent 3 weeks coordinating with the water company, contractors, and the property management company in order to fix the problem.
Finally, when Hasan realised that our gas safety certificate had expired, he told us that an engineer would come out on a date that was inconvenient for us. When I tried to rearrange this he falsely claimed that if we wanted to delay the appointment, then we would be liable for any failure of the gas supply in the interim. When I did some research I discovered that he had let the gas certificate expire due to his negligence, and it had already run out before he even contacted us about an engineer visiting. When I phoned to try and reorganise the appointment he shouted down the phone at me.
All of these events underscore our impression that Hasan and this firm are highly unprofessional and have no interest in renters’ needs after you have signed your contract. We felt threatened by him throughout and felt we were treading on eggshells whenever we contacted him. We will always rent with a big company in the future. Avoid, avoid, avoid.
