This is my first time in putting a property up for sale, so to be fair i cannot compare this experience to anything similar
The process of valuation and pictures and property description for the advert was in my opinion quick and smooth and clear .
From friends and colleagues I was led to believe that the area in which the property is located is popular, and despite interest rates that had been on the rise for a while ,that the property would be expected to have the sale agreed within weeks if not days of it being placed on the market .
I was surprised then that after 8 weeks that 40% of parties that made an application to view the property ,cancelled the viewing, and those that did no offers were submitted .
A decision was made to reduce the value by 4.5%, but still the amount of cancelled viewing appointments remained at 40 to 45 % over the following 8 to 10 weeks which i found to be very frustrating , There was however 2 offers made in this period but nowhere near the amended value so were rejected .
The main constructive comments from those that viewed generally liked the property but wanted or needed to add extensions or conversions more or less straight away the cost of which would apparently be too high , which begged the question from me why they did not want to view a property which allready had extensions /conversions .
I am not sure what exactly the agents can do about this so i cannot offer any constructive advice on how to filter out those genuine customers who have read the property description and make an appointment to view to those just wanting to look with no intention of buying .
I had made the decision to take the property off the market and had started this process when an offer was submitted and accepted .Now the legal work can begin .
