It's amazing how many negative reviews are here for this agent.

I was a full fee paying landlord with this agent and a tenant elsewhere. I can see clearly how unprofessional this agent is and the poor service they provided. My tenant installed a tv receiving dish in the garden with cables going all around my living room and the master bedroom. This was never reported in the quarterly inspection report. The tenant was not instructed to return my property to it's original state nor was their deposit deducted for this unapproved installation. On the contrary, the agent reduced the tenants damage deduction by two days rent knowing the tenants were only moving out then to go on their pre-booked holidays. What's more ridiculous is, the agent did this without consulting me beforehand or informing me after. I had to ring them to find out what the deposit deduction was. I wouldn't have minded to refund the two days the tenant didn't use. But the agent has no right to use my money to pay the tenant without my consent, isn't that right?

As an ARLA agent we are very aware of contracts! We were advised that the landlord wanted her property back and we were instructed to serve a section 21 on a family that were renting the property. They applied for a housing association property due to this happening for the 2nd time to them and wanting more security. They were advised by the council to stay in the property until it went to court, which of course a tenant by law has rights to do. However due to me speaking to the tenants and them being very understanding of the landlord wanting to move back in and me liaising with their housing officer they were fortunately offered a home before it got to the eviction stage which is something the tenant wanted to avoid as did we. Therefore we managed to gain possession of the property prior to the end date of the tenancy as the landlord had offered for the tenant to have a rent reimbursement if they were to move out slightly earlier which was of course granted. I myself kept the landlord fully up to date of the situation and the tenants lawful rights. In the end the landlord regained possession of her property prior to the end date and the tenants were re-homed. So what could of been a difficult time for everyone in fact ended up being the best outcome due to our assistance and perseverance in the matter.

This agent does not respect contract. She thinks she should have a control over my property. She forgets that I am the owner of my property and she is only an agent.

I evicted my tenants for no reason? Does the agent not understand what the end of lease means? I wanted my house back at the end of the tenancy. That is unreasonable?? I shouldn't have to give any other reasons to have my house back on the end date of the contract!

This landlord may like to review her comments about us as an agent, as she had her tenant evicted for no reason other than wanting to move back to the property herself, because she didn't enjoy living where she moved to! She hounded us the agents daily to get the poor tenant out, she would not allow the checkout clerk to complete his job, as she was in such a hurry to move back in. Why would she expect a tenant to pay her 2 days rent that they didn't live there? She wanted them to leave, we helped the tenant find somewhere to move to, so that the landlord was able to move back in to her property. The whole process went quite smoothly considering the difficult circumstances the landlord imposed on everyone involved.

I'd also like to add, we have just won an award for BEST letting agents, only the top 5% of the UK Letting agents got the level of award we achieved, which was Exceptional! These awards don't come easy, my staff work hard to give a good service to all our clients, but unfortunately there is no pleasing some clients no matter how hard you work to help them.

Although this person has written this feedback anonymously, we know it can only be one landlord. If this were true we would not win the payment by the DPS. There was an invoice showing a professinal clean at the start of the tenancy. Unfortunately some tenants dont accept responsibilty for their inability to clean up after themselves. Meanwhile, anyone wanting to slander our business should think quite carefully about this, as we may take further action & we will refuse to give a future tenancy reference based on the tenant not conducing his tenancy in the correct manner. Unfortunately, this tenant would never get a reference form us due to the condition he left the property in, a brand-new property when he moved in, that had to be fully re-carpeted & repainted throughout when he left. We would not charge tenants for repairs or cleaning whilst in tenancy, unless they were advised upfront the reasons, and then only after the works were done. It wold be helpful if this person was able to say who they were so I could look & see what they are referring to. I think this person is confused as this probably should read it is their first rental property, not a first-time buyer. Confusion seems to be key in this feedback. We always do our best to manage tenants' expectations when they constantly call to chase up on repairs. This person was so rude to our staff and expected a repair to be carried out on thier heating in a time scale that was not possible due to parts need ordering.
