What agent could do to change your mind?
Notwithstanding improving response to clients' problems and issues, simple basic courtesy and pleasant attitude would go a long way in improving the service of this firm.

Comment on agent fees
I believe that these letting agents (as with so many other agents), unscrupulously take advantage of tenants by the excessive costs of their fees for credit checking.

Respond to calls. Process applications at a reasonable speed. Be honest at the start about fees and costs.
