The TDS awarded everything to the tenants due to file naming of pictures, even though they were agreed to be correct by both landlord and tenant. The TDS then looked no further at any other evidence provided. We successfully challenged the TDS, even though their complaints box is limited to 400 words. Ironically they kept delaying their response as \'there was so much evidence to consider\'. In reality, they realised they had made significant errors and were trying to find ways to weasel out of paying up. We did receive money from them, however, apparently, their adjudicators are also experts in grounds maintenance, cleaning and other repairs. They arbitrarily reduced the amount returned even though we had provided 3 x separate quotations to return the property to the standard it was let. Clear case of lazy and poor arbitration, combined with tenant bias.
