You do need an EPC ITS THE LAW You do need a gas safe cert, ITS THE LAW, you are however free to use any contractor you wish Again inventories are standard industry practice, you are free to do your own or pay for a professional one if not. Boilers are never cheap and your not the only person in the world who has had to fix one ...

What agent could do to change your mind?
Everybody there seemed to be forcing me to take out a mortgage through them, and not one person that I spoke to, took no for an answer. Every single person there continued to try and force this on me, despite me saying repeatedly that I have already arranged a mortgage. It stopped me even looking at houses marketed through the company. Didn't even open the houses on right move which were advertised through WHBrown.
