I think the overall fee of £375 to secure a tenancy is quite high. The reference checks required us to send over quite extensive details and documents and I didnt think that £200 for that while we did all the work was actually worth it. The £175 agency fee was however acceptable. I have also not heard of having compulsory liability insurance before, I was under the impression that this is why we pay a deposit .. to ensure the landlords property was not damaged by our negligence.

Thank you very much for your response we appreciate all feedback. The credit checks and referencing is undertaken externally and we accept this is a detailed process. The cost of this does however incorporate a Right to Rent check which is now a legal requirement before we can offer a tenancy to an applicant. Regarding the tenants liability insurance for a very small monthly outlay this cover actually protects a tenants deposit in the event of accidental damage, where a claim can be made at ...
