They are not very proactive. My friend has tried to get updates from them, and see what the status is. Very apologetic after the contract was signed, saying there were things outside their control (like key cutting and no double bed). What did I pay for? I could have arranged the key cutting myself, and that would have been less than ‚£300.

Even though there were only three people in the chain, regretfully on this occasion, your buyers' solicitors did not apply for searches until very late in the process, which did delay things, although 13 weeks is the typical period from ‘chain complete' to exchange. I did feel that I was mislead over fees and have ended up paying 0.25% more than I wanted to (which equates to roughly an additional ‚£2k on my house) simply because they overpriced it so much and against my better judgement, I was taken in by the patter. Expensive learning. This part was nothing to do with Lianne though
