Upon reading the contract, wasn't very happy to see that Spencers tax you for almost anything: there is a fee for tenancy agreement ending, even if you don't sign a new agreement and just go into a periodic agreement. There is a fee for not choosing to stay in the property after the fixed term ends! If you give notice before the fixed term, you must continue paying the rent until the agency finds new tenants!
