What agent could do to change your mind?
Astronomical ƒâ€š‚£280 every 6 or 12 months to sign a tenancy agreement that they email to you is ridiculous. Be aware they charge for everything

Philip James fees are very competitive, but I do believe that they give extra value for money because of the excellent service they provide. I have been offered cheaper fees (usually introductory) by other agents but prefer to stay with Philip James

Original ‚£600 for 9 months one bedroom we thought was ok but as the months went by we noticed the property wasnt propably worth ‚£400. that a side Danielle and Andy along with Rebecca Fenney have started to work with us to resolve all the issues and we are now starting to believe it could be worth it.

When we signed our first lease, we were informed that the fees were over ‚£200 as there is more than one tenant. These were halved on the condition that the new agreement is finalised at least 6 weeks before the term end. Still a very high fee in my opinion but better than the full amount.

The non-refundable administration fee seems rather expensive given that what you get in return is the bare minimum, i.e. the property gets taken off the market, your references are checked, the tenancy agreement is drawn up and signed by all parties. Obviously, this has more to do with the company policy rather than the service we received from individuals there, which was always very good. However, given that we paid several hundred pounds for this fee, we would've liked to have had one or two of our requests met, such as moving in a day or two earlier. It may be that we're not used to the letting culture here in the UK, as in Australia there are no such fees for the tenant and new tenants can move in 3-4 days after the previous occupiers have moved out rather than having to wait out a 10 day turn around, which to us seemed rather slow.

While pleased with the service from Danielle and recognising that there is a cost involved, ‚£200 + VAT seems a bit steep to me for the renewal charge. A suggestion would be to offer a lower fee if the same tenant rolls over next year as the costs (ie time) involved must be less! I will try to remember this in 12 months time....

happy that the agency offers half price fees if a decision is made on a new tenancy agreement six weeks before the tenancy ends but feel the companies agency fees are pricey, looking at around 140 pounds for a single person to sign a contract is one of the most expensive around in this area
