What agent could do to change your mind?
The agreements and contracts do not match with what they are verbally agreed. There is no sense of responsibility and keeping the time frames agreed. When questions are raised you are being re-directed to the building maintenance instead of them owning any issues that arise. There are agents and property managers, apparently those two entities in their company never communicate. A small sample of the issues follow. No access fob provided for the apartment while one is listed in the contract. No parking spot provided while one is listed in the contract. No meter readings, no key to the apartment. Currently issues with the property are not dealt with in priority. I would class an open window in a first floor flat a security threat to start with let alone the temperature of the flat being incredibly low. Avoid no mater how good the dwelling is, you will have issues living in it with them managing it. All the above tie very well with their fees, ‚£350 for a flat rental.

What agent could do to change your mind?
The agency should have lower fees and not charge for things such as extending ones contract, this is possible as other agencies operate this way. It would also help if the agency contacted Landlords quicker and sought their response when an issue arises. Furthermore, staff working here could have more knowledge about the properties they are letting and ensure they have spare keys if needed so they don't always need the tenant present when conducting new viewings.

1. Been reasonable 2. Been helpful 3. Resolved any query or problem with the Apt within the tennancy or within a reasonalble time frame ie for the leak a day - not 2 weeks 4. Been competent in their procedures when passing details on to third parites

What agent could do to change your mind?
The agent was unfriendly, unhelpful and unprofessional, showing a complete lack of care or attention towards their job, their tenants and the landlords they work on behalf of. In my opinion they should be closed for good, there are plenty of decent letting agents in Manchester and no place whatsoever for one as bad as Martin and Co.
