To be honest, ‚£450 is expensive. However, you get what you pay for and Mannings are the best that there is. I used another lettings agent previously and they were useless. They never responded to my emails or phone calls and I found out that people wanted to view my property but they were short staffed so they told them it had been let! I was impressed that in 3 years Mannings haven't put their prices up to let a property. I have to say that if they had, I would have had to (reluctantly) get quotes from other agents.

Having rented several times with several different Manchester and London agencies, I found the fees to be comparatively cheap and - most importantly - there were no hidden fees or accumulative fees. Just a one off fee, which was perfectly reasonable in comparison.

Agents fees assessment is very much about what value and quality you get from the service provider and its only tested when there is a issue, if the problem is sorted efficiently then the agents fee is well and truly justified. I would like to see a reduction/discount in the fee if you are a long standing Landlord.
