Tenant Fees
Assured Shorthold Tenancies Signed on or after 1st of June 2019
Please note the charges listed below are the MAXIMUM fees that will be applied unless stated otherwise.
Permitted Charges are in accordance with the Tenant Fee Act 2019 for an Assured Shorthold Tenancy.
In addition to paying rent for the property, you may also be required to make the following permitted payments:
Before the tenancy starts:
• Holding Deposit: 1 week’s rent; and/or
• Deposit: 5 weeks rent (or in the case of rental income of more than £50,000 per annum 6 weeks rent).
Holding deposit:
Please note that this will be withheld if the tenant or guarantor withdraw from the tenancy, fails a right to rent check, provides false or misleading information, unreasonably delays responding to reasonable requests for information or fails to sign the tenancy agreement (&/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing)
Security Deposit:
5 weeks (Rent under £50,000 per year)
6 weeks (Rent of £50,000 or over per year)
During the tenancy:
• Payments to other third parties: such as Council Tax, utilities or payments for communications services;
• Default Charges: such as payments for the replacement of lost keys/fobs/security devices or interest on overdue rent; and
• Tenancy Transaction Charges: such as requests to vary or assign the tenancy.
Variation of Contract - £50.00 (inc VAT)
If a tenant requests a variation or assignment of a tenancy, or a replacement or an addition of a Tenant/Occupier, during the tenancy, the tenant will be liable for the Variation of Contract Fee for the preparation & execution of new legal documents in relation to each variation. £50.00 (inc VAT) or any reasonable costs incurred if higher to cover the costs associated with taking landlords instructions, new tenant referencing, right-to-rent checks, deposit registration as well as the preparation & execution of new legal documents.
Early Termination
Should the tenant agree with the landlord to terminate the tenancy before the tenant is permitted to do so, the tenant will be responsible for indemnifying the landlord and the agent for any losses and reasonable costs incurred as a result of the early termination and in the re-letting of the property. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Lost Keys, Fobs/Security Devices
The tenant will be liable for the actual costs incurred in replacing any keys, fobs or other security devices that are lost during the tenancy for the property and the building where necessary. If the loss results in locks needing to be changed the actual costs of a locksmith, new lock & replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.
Unpaid Rent:
Interest at 3% above Bank of England Base Rate on any rent or other money payable under the tenancy agreement.
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
Assured Shorthold Tenancies Signed before 1st of June 2019 & NON-HOUSING ACT TENANCIES
Holding Deposit - Equivalent to 2 weeks rental per tenancy.
Please note if the tenant or guarantor withdraw from the tenancy, fail the referencing, or the tenant or any occupant fail the Right to Rent checks, the tenant will be required to compensate the landlord and Legacy Property Consultants by paying up to the full amount of the Holding Deposit for the reasonable costs incurred in preparing the property for the tenancy or complying with any of the special conditions. If the property is withdrawn from the market the tenant will be required to compensate the landlord for an amount equal to the rent for the period that the property is withdrawn from the market.
Administration Charge - £200 plus VAT per tenancy.
Preparation and drawing up of the tenancy agreement. Please note that the Administration Charge is non-refundable should the tenant or guarantor withdraw from the tenancy, fail the referencing, or the tenant or any occupant fail the Right to Rent checks.
Reference Fee - £25.00 (plus VAT) per tenant or guarantor.

Security Deposit
Equivalent to 6 weeks rental per tenancy. An additional 2 weeks deposit is required for pets.
Amendment to Tenancy Agreement/Change of Tenant - £25.00 (plus VAT) per amendment/change of tenant. Each new tenant/guarantor will also be liable for a Reference Fee of £25.00 (plus VAT).
Renewal Fee (per tenancy) - £75.00 (plus VAT)
Contract negotiation and arranging a memorandum of renewal agreement.
Inventory Check in - Check Out
This cost is dependent on the type of property, please see below the range of costs:
STUDIO - 5+ BED = between £100 and £225 plus VAT
Early Termination
Should the tenant agree with the landlord to terminate the tenancy before the tenant is permitted to do so, the tenant will be responsible for the repayment of the pro-rata letting or renewal fee paid plus any additional reasonable costs incurred by the landlord in the re-letting of the property.
Unpaid Rent/Returned Payments
Interest at 4% above Bank of England Base Rate from date due.
