What agent could do to change your mind?
1. More attentive and responsive, reply to emails or set up an out of office reply with other agents to be contacted 2. make sure that an inventory is carried out, particularly if that is specified in the contract 3. Make sure that the landlord is ready to move out when advertising the availability date 4. even when the property is not managed, make sure to act as an intermediary between the landlord and the tenant (as we have experienced with other agents)

We paid as much as we did with other agents in the past and after that but we feel we got less. Basically, the agent was really present (and with wrong information about the availability of the flat) only during the initial phase of the negotiations in which we ended up paying more than the posted price.

I think all Estate Agents fees are expensive however, Lauristons were competitive and given the excellent service I received I am very happy with their fees and have nothing to complain about at all!

What agent could do to change your mind?
- Don't pick up to phone all sweetness and light, and then shout across the office Vendor 140! and make rude comments about me WITHOUT remembering to press the mute button. - Don't come to my house and make fake comments about how much you love it, because they were so obviously not sincere it is untrue. Just be professional, that is all that is required. You are not buying it after all. - Communicate with your buyers about how viewings have gone rather than treating them like something sticky and unpleasant on the bottom of your shoe when they ring for feedback. I shouldn't have even had to ring for feedback, you should ring me!

It is interesting that Lauristons have only responded to this issue now that a review has been left. Prior to that, I was 'fobbed off' with the comments I have already detailed. I would imagine the £1200 will not be on record because the sale did not go through. Dear Alex, Thank you for your comment, the landlord decided to sell your proeprty shortly after move in, we were unaware of this plan upon letting the property, but never the less we did take their instructions to sell. It was not our decision to sell the property nor is it in breach of the tenanancy agreement to sell a property with tenants in sitio.
