FULLY MANAGED (FM): 60% of rent (inc VAT)*

INCLUDES:
Compile a comprehensive photographic inventory/schedule of condition
Collect and remit the monthly rent received
Pursue non-payment of rent and provide advice on rent arrears actions
Advise all relevant utility providers of changes (landlords should always notify the end of utilities responsibilities on the first let)
Deduct commission and other works
Undertake three house visits per annum and notify landlord of the outcome
Arrange routine repairs and instruct approved contractors (providing two quotes)
Hold keys throughout the tenancy term
Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
RENT COLLECTION (RC): 120% of rent (inc VAT)*
*See SETUP FEE below. Ongoing rent collection management fee of 6% (inc VAT) of each month's rent thereafter. Rent Collection = RC herein.

Deduct any pre-tenancy invoices

Additional non-optional fees and charges (irrespective of level of service)
SETUP FEE as per service level chosen
Agree the market rent and find a tenant in accordance with the landlord guidelines
Advise on refurbishment
Provide guidance on compliance with statutory provisions and letting consents
Carry out accompanied viewings (as appropriate)
Market the property and advertise on relevant portals
Erect board outside property in accordance with Town and Country Planning Act 1990
Advise on non-resident tax status and HMRC (if relevant)
INVENTORY FEE (TF & RC Only) Min. £90, max £200 (inc VAT)
Dependent on the number of bedrooms and/or size of the property and outbuildings.
DEPOSIT REGISTRATION FEE: (FM Only) £60 (inc VAT)
Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
RENEWAL FEE: £120 (inc VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
Dealing with any deposit protection regulations and the service of regulatory documents
CHECKOUT FEE (FM only): Included in the management fee
Agree with tenant check out date and time appointment
Instruct inventory provider to attend
Negotiate with landlord and tenant any disbursement of the security deposit
Return deposit as agreed with landlord and tenant to relevant parties
Remit any disputed amount to Scheme for final adjudication
Unprotect security deposit
Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items
COURT FEES: Payable to HM Courts and Tribunal Service and/or chosen representative solicitor
LOYALTY COMMISSIONS: From time to time Harvey Scott may receive a small commission for recommending a service or supplier to Landlords and Tenants
Fees negotiable dependent on circumstances.
Tenant Fees
Relevant letting fees and tenant protection information (Housing Act Tenancies Only). As well as paying the rent, you may also be required to make the following permitted payments;
Before the tenancy starts (payable to Harvey Scott ‘the Agent’);
Holding Deposit: Equivalent to 1 week’s rent
Deposit: Equivalent to 5 weeks’ rent
During the tenancy (payable to the Agent);
Payment of £50 if you want to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3% above base rate
Payment for the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable;
Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Other permitted payments;
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
In addition to the application fee below Non-Housing Act Tenancies will incur different scale of fees which are available on request;
