With regards to the insurance, this is a very common request which benefits both the landlord & tenant and ensures everyone is as protected as possible. When I first viewed the property it was ‚£395 but I was quickly offered a reduced price when I expressed that felt it was too expensive. The rent has only increased once in the 3 times I've lived there and I have always considered it reasonable.

I am sorry to hear that, overall, you are not happy with the service you received. To clarify, Happy Lets do not charge any agent fees to tenants. Not one penny is charged over and above the rental for the property and the security deposit which is refundable at the end of the tenancy in line with the tenancy agreement, There are no 'expectations' or set policies with regards to paying in advance and this is not demanded of anyone. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed).
